Escape to the Country~ Amazing Views + Gorgeous Home

Reidsdale, a place of green hills and mountains, is located to the south east of historic Braidwood on the escarpment overlooking the Araluen Valley. The eastern escarpment not only brings an afternoon sea breeze but also a higher rainfall. It is prized cattle grazing country but increasingly attracting people wanting to be based in a beautiful setting without the responsibilities of a farm.
Reidsdale is 20km or 15 mins from Braidwood and its cafes and restaurants and only 2.38 kms off Araluen Road down Sawyers Ridge Road.
Braidwood is the hub medical, dental, hospital, ambulance, schools from K to 12, childcare, churches, shopping, rural and building supplies, hairdressers, beauticians, mechanics, clubs and organizations a friendly and interesting community. The city lights are only an hour away. The nation's capital, Canberra, and the airport to the world, is easily accessed in just over an hour. 3 hours takes you to Sydney or, in the other direction, to the ski fields and 1 hour has you surfing off the white sandy beaches of the south coast.

Country:
89 acres of north facing slopes. Approximately 50 acres cleared for grazing with the remainder native forest shelter belts and wild life corridors. The property has granite soils and majestic granite boulder outcrops. An elevation of 600m provides the contrasts of four seasons. Sheep Station Creek is the northern boundary of the property. Tree ferns grow along this creek, mimicking the rain forest of the nearby Monga. There are expansive views to the north and west.
The House:
Designed as a country cottage and built 10 years ago, the house site takes advantage of the northern aspect and the expansive views to the west and the north.
Two bedrooms and a bathroom downstairs and two attic bedrooms with a bathroom on the second level provide ample accommodation for family and guests.
It is constructed from mudbricks and weatherboard with a steeply pitched roof and dormer windows. The house is well insulated for the local climate and a Thermolux slow combustion stove (with an oven and hot water heater) provides winter warmth.
Solid wooden beams frame the rooms and give the house a rustic feel despite the 20th century services - Satellite internet / Wi Fi means you can work online anywhere in the house. Telstra mobile reception is good but a Telstra land line is also installed. TV and radio reception is available from all of Australia via a dish. The 3kw of off grid bliss (no power bills!) runs everything including a freezer. There are daily mail deliveries and the mailman takes your mail to town with him. School buses are available.
Easy care lawns and minimalist gardens surround the house. A vegetable garden provides fresh seasonal produce and an apple orchard is establishing itself.
Outbuildings
There is a 2 bay carport next to the house, a 6x4m garden workshed with a concrete floor, a roller door and views from the big windows. A huge 15m x 8m four bay machinery shed, with a concrete floor, takes everything that needs a home as well as providing studio space for ongoing projects . A wooden deck off the shed makes it a great party venue or a quiet spot to take it easy and watch the birds and the kangaroos.
Water:
Rainwater is collected from the house and the roofs of the out buildings. 160,000L can be stored in 3 tanks. A fully equipped bore pumps 120 gallons of water per hour. This water is stored separately in a 10,000L tank . In total, 170,000L is available for stock and for use in the garden and the house. Sheep Station Creek, along the northern boundary, is a crystal clear spring fed creek coming from the Monga Forest.
