Emma Sanders is the owner and principal licensee of Inspired Realty, an agency where, it’s all about you!Determined to set a gold standard in the real estate industry, Emma created Inspired Realty to offer people an opportunity to make one of their most challenging transitions less stressful and more positive.Her high degree of professionalism, integrity and dependability are not surprising when you learn of her past vocations. Emma served in the Royal Australian Regular Army as a nurse and worked for the Queensland Police Service and Department of Defence.‘For me,’ Emma says, ‘it’s all about integrity.’Emma believes that for most buyers, their purchase is more than ‘just a house’. She says, ‘It’s the next chapter in their lives, somewhere to create and shape their future.There’s nothing more exciting than seeing my buyers realise that they’ve found the home or property they’ve been searching for.’  For Emma, success means smiling faces and knowing that bright, new beginnings are on the horizon for everyone.Emma starts with good communication and a firm understanding of her client’s needs. ‘I know that selling can be more stressful due to someone’s personal circumstances.  I believe it’s important that an agent understands some of what you’re going through, so he or she can manage the sale process appropriately and sensitively.’Emma has worked with sellers who were separating or who were otherwise engaged in other changes in their lives or careers.  With a strong client focus, Emma tailors her meetings around anything the client is managing, such as family needs and various professional responsibilities. Emma shared that she intentionally coordinates inspections and meetings cooperatively, to keep the stress levels more manageable.‘I don’t want my clients to be worrying about preparing their home for an inspection if they have other pressing matters to attend. I see it as my job to make ensure all private inspections occur at the best time for my clients to affect a positive outcome.’She also commented on the way advertising is generally handled within the industry. ‘The most common complaint I hear from sellers is that in addition to paying real estate agent commissions, they’re expected to pay thousands of dollars in advertising fees which market the agent’s profile.  Sellers often ask why they should pay for an agent’s personal advertising. I believe it’s an excellent question.’Emma adds, ‘With the deregulation of commission in Queensland, the average commission payable is 3.5% and many agencies have increased their advertising costs.  Inspired Realty will continue to maintain the previously regulated and deemed ‘fair‘ commission rate of 2.59% and only charge advertising as necessary to position the property appropriately and attract the maximum number of buyers according to the target market.  It’s about our clinets’ property and it’s position in the market, not our profile.  It’s all about our clients and always will be.’At Inspired Realty, Emma and her team, studies the ever changing market and data sourced from REIQ, RP Data, REA, Domain and other industry leaders to formulate a strategic advertising plan that highlights a property’s appeal and meets the target audience directly.Real estate has been Emma’s passion for seventeen years and Inspired Realty is the instrument she uses to help change lives for the better.
