‘There’s nothing else like it’: Dromana’s distinctive octagonal-shaped house hits the market

This octagonal-shaped house is far from the standard cookie-cutter build.

Perched on a hill overlooking Melbourne’s Port Phillip Bay, the two-storey residence in Dromana has a shape few homes can rival.

Listing agent Grace Green of McEwing Partners says it’s the first eight-sided home she has encountered on the Mornington Peninsula.

“It’s very unique,” she says. “There’s nothing else like it in the area.”

While stunning bay views are not uncommon for peninsula houses, few showcase them as effectively as this one.

“The views are quite spectacular,” Green says. “Nothing beats them.”

The home’s octagonal design maximises its outlook, with one entire side dedicated to bay-facing windows that flood the open-plan kitchen-dining-living area with natural light. A wide deck extends from this space, making entertaining – with an ocean backdrop – a breeze.

“The vendor secured the land back in 1976 and built the home in the early ’80s,” Green says. “He had an architect design the house … and has kept it all original.”

That original character is evident throughout. The orange kitchen cabinetry and the bathrooms reflect their 1980s roots and could use a spruce-up, although Green says the home remains structurally sound and liveable.

“It does need a bit of an update,” she admits. “But the structure itself is fine.”

While Green expects the eventual buyer to make some cosmetic improvements, she hopes the distinctive shape will be preserved, but acknowledges that it does “limit what you can do if you were to renovate or extend”.

However, she says the property has generated strong interest since it was listed for sale.

“There’s a lot of interest so far, which is rare in the current market,” Green says. “I think it’s because it is so unique, and the views are really the selling point.”

Dromana is in a prime spot on the peninsula. An hour from Melbourne, it attracts many holidaymakers in the warmer months.

The house sits near a number of amenities.

“It’s close to the shops, the school, the pier,” Green says. “It backs onto Arthur’s Seat, which is a big tourist attraction, and it’s close to one of the most amazing beaches on the peninsula.

“There are lots of national parks around there, and further down is McRae and Rosebud, and the other way is Safety Beach and Mount Martha.

“It’s really in the perfect pocket.”
