Are Canberra's clearance rates telling the full story?

Canberra’s auction market remained subdued last weekend, with a preliminary clearance rate of 46 per cent, compared to 69 per cent for the same period last year, according to Domain Auction Results.

While softer clearance rates may raise concerns about market conditions, agents say buyers are still attending inspections in solid numbers – though some are taking longer to make decisions.

Buyers are being more selective about their purchases.

The results also highlight the increasingly nuanced nature of Canberra’s housing market, where overall clearance rates do not always reflect the level of interest being generated by individual properties.

Premium homes in blue-chip suburbs continue to attract interest, with buyers proving increasingly selective and rewarding quality and realistic pricing rather than simply competing for limited supply.

The contrast was evident last weekend, with the highest reported sale being a luxury family home at 29 Weston Street in Yarralumla, which sold for $3 million through Jason El-Khoury of Hive Property.

El-Khoury said the property was marketed with a price guide, ensuring buyers understood the vendor’s expectations from the outset.

Standout homes are bucking the soft-market trend.

“There was strong interest from conditional buyers, but one unconditional registered bidder ultimately participated at the auction,” he said.

“We’re still seeing activity from buyers who have already sold and need to secure a property, as well as those looking to make a move within a specific timeframe,” he said.

“The successful buyer was drawn to the home’s architect-designed layout. While many Yarralumla properties selling above $3 million are on larger landholdings, this residence stood out for its contemporary design and highly functional floor plan.”

The striking four-bedroom residence includes an expansive living and dining area, study, three bathrooms, an upstairs rumpus room, a swimming pool, and a double garage.
