Canberra auctions: Autumn market cools down

Autumn brought a chill to the auction market with several properties failing to sell, but there were a few highlights, and agents report strong attendances and interest.

Zac Morris of My Morris said three registered contenders all actively bid at the auction on Saturday of the beautifully presented house at 2 Rudder Place, Kambah.

“We had two young couples and a multigenerational buyer bidding on the property, which sold for a strong price of $1.17 million,” he said.

Offered for the first time in 50 years, the immaculately maintained house features a prized elevated position and leafy vistas. The floor plan provides formal and casual living and dining rooms, a fully enclosed sunroom and deck, updated kitchen, four bedrooms, two bathrooms, a multimedia room off the lower-level double garage, plus a double carport.

The striking four-bedroom house at 23 Hendry Close, Nicholls was under negotiation.

In Nicholls, Town Residential’s Kostya Loginov sold the four-bedroom residence at 23 Hendry Close after auction for $2.24 million.

Situated in one of the most prestigious streets in the Gungahlin region, the property overlooks the 18th green of the Gold Creek Course and features sweeping views to the Brindabella Mountains. Accommodation includes expansive family living and dining spaces, a rumpus room, triple bifold doors to a large terrace, a kitchen with granite benches and a double garage.

In Wright, the distinctive architect-designed residence at 28 Peter Cullen Way was passed in with Hayman Partners’ Tyran Murphy hopeful for a sale late on Saturday.

Set on a low-maintenance 374-square-metre block, the impressive house features a practical floor plan with open-plan living and dining that open onto a large outdoor entertainment deck, three bedrooms, two bathrooms, and a garage.

Strong results were recorded mid-week, with Bastion Property selling the multigenerational seven-bedroom residence at 50 Mackellar Crescent, Cook, for $1.8 million, while Auction Advantage sold the four-bedroom house at 202 Ellerston Avenue, Isabella Plains, for $901,000.

The striking five-bedroom house at 76 Eggleston Crescent, Chifley, is still for sale for $1.888 million through Ray White, while the five-bedroom house at 48 Casey Crescent, Calwell, is also available for more than $979,000.

The long weekend last week saw clearance rates dip to 57 per cent, down from 59 per cent a year ago. Of the 75 properties scheduled to go under the hammer, 65 were reported, of which 37 sold, 18 were passed in, and nine were withdrawn.
