
Despite rising cost pressures, housing demand in Canberra proved resilient this weekend, with first-home buyers, downsizers and upsizers all active at auctions.
On Saturday in Gordon, the stylishly updated four-bedroom residence at 184 Knoke Avenue was sold for $920,000 through Momentum Property’s Michael Martin.
Martin said the purchaser was a first-home buyer with clear intentions to secure the property.
“It’s a turnkey residence and was beautifully presented offering spacious accommodation and views.”
Set on an elevated 844-square-metre site, close to primary schools, shops and parklands, the property offers formal and casual living and dining areas, an en suite to the main bedroom, an outdoor entertainment area and a double garage.
The property had been advertised at $899,000-plus.

Elsewhere, Martin sold the tastefully maintained four-bedroom house at 3 Howell Place, Gowrie, prior to auction for $1.1 million. The property was scheduled to go to auction on Saturday, but it was sold two weeks into the campaign.
Situated in a sought-after enclave, the light-filled residence offers a formal living and dining, a kitchen with family, meals and living zones, a main bedroom with an en suite and a double carport.
Martin said they had strong interest from first-home buyers, downsizers and upsizers, with the latter providing the winning offer.
In Moncrieff, Varun Dhand from VC Property sold the impeccable residence at 68 Limb Circuit for $1.105 million.
Dhand said the property, which was built in 2017, attracted five registered bidders.
Located in a convenient area just minutes from Gungahlin Town Centre and near local schools and parks, the house provides an expansive family living and dining room, striking kitchen, formal living room, ensuite to main bedroom, study, al fresco dining, plus a double garage.
In Coombs, the modern two-storey townhouse at 18d Castan Street was passed in by Hayman Partners’ Tyran Murphy and is now on the market with a price range of $699,000 to $720,000.
Murphy said they had registered bidders, while two potential buyers turned up at the auction without having previously viewed the property, and both left with contracts.
Positioned in a quiet and well-connected pocket of Coombs, the townhouse features a northerly aspect with an open-plan kitchen, living and dining opening to a courtyard, three upstairs bedrooms, including a main with en suite and private balcony, stunning polished timber floorboards, plus a garage.
Midweek auctions produced a mixed bag, but properties under the million-dollar range showed strong results. Ray White sold the three-bedroom house at 14 Mclorinan Street, Chisholm, on Wednesday for $845,000, while The Property Collective has 3 Scott Street, Narrabundah, for sale at $1.975 million, and Hive Property has the impressive six-bedder at 12 Garsia Street, Campbell, for sale at more than $2.299 million.
