Canberra auctions: Housing market still searching for stability

This has been another subdued weekend of sales in Canberra, but quality properties in sought-after locations continue to be snapped up prior to auction.

In Amaroo, Stone Gungahlin’s Jess Smith sold the four-bedroom house at 42 Rollston Street ahead of its Saturday auction for $1.465 million.

Set on a generous 786-square-metre site, the resort-style property features expansive accommodation comprising formal and casual living, dining and family rooms, a rumpus room, a main bedroom with en suite and walk-in wardrobe, a family bathroom, a heated in-ground pool with covered pavilion, and a double garage.

The property is close to Yerrabi Pond, playgrounds, a skate park, Amaroo Village and local schools. According to Domain data, the median house price for a four-bedroom house in the suburb currently sits at $1.052 million.

The Property Collective’s Obi Shadmaan passed in the beautifully maintained four-bedroom house at 39 Fowles Street, Weston, which is now on the market for $995,000-plus.

Set in an established and tightly held pocket near several schools and Westfield Woden, the floor plan offers formal living and dining areas, a generous family room off the kitchen, a main bedroom with en suite and walk-in robe, three more spacious bedrooms, a study and a covered carport with storage room.

Also passed in was the stylish four-bedroom house at 42 Cocoparra Crescent, Crace, through VC Property’s Varun Dhand.

In Coombs, the stunning ex-display home at 63 Fred Daly Avenue also passed in through home.byholly’s Rick and Tina Meir, with an updated asking price yet to be set.

In mid-week auctions, The Property Collective’s Lauren Laing sold the stunning six-bedroom house at 2 Florence Fuller Crescent, Condor, under the hammer on Wednesday for $1.385 million.

Perched on an elevated block with panoramic views across the Brindabella Ranges, the impressive property features a formal living zone, family and dining rooms, a main bedroom with walk-in robe and en suite, a fully contained downstairs one-bedroom apartment, a huge covered entertainment deck, an in-ground swimming pool and a double garage.

Last weekend saw the clearance rate drop again, to 36 per cent, as more properties hit the market. It sat at 73 per cent at the same time a year ago.

Of the 57 properties scheduled to go under the hammer, 53 were reported, with 19 selling, 19 withdrawn and a further 12 passed in.
