Canberra auctions: Long weekend trims the field

Canberra’s auction market rolled through a quieter long weekend with fewer properties on offer, but strong results were still recorded.

In Duffy on Saturday, the meticulously maintained four-bedroom residence at 43 Somerset Street was sold under the hammer for $1.934 million.

Michael Potter Real Estate’s Alisa Lawrence said the auction attracted two registered bidders.

Situated on an elevated 801-square-metre block in a prized dress-circle location, accommodation includes a ground-floor entry foyer and expansive rumpus room, while upstairs offers formal and casual living and dining areas, a kitchen with marble benchtops, plus a main bedroom with an en suite and a walk-in wardrobe. There is also a covered outdoor entertainment area and a double garage.

The four-bedroom house at 24 Bott Crescent, Casey, sold for $1.187 million.

Also on Saturday, Confidence Real Estate’s Alvin Nappilly said they had two registered bidders for the beautifully presented four-bedroom house at 24 Bott Street, Casey, which sold for $1.187 million.

Located near Casey Market Town, schools, parks and public transport, the house sits on a 604.5-square-metre site. It offers a practical floor plan with expansive family living and dining areas, a main-bedroom suite, an elegant sitting room, an al fresco dining area and a double garage.

Better Real Estate’s Eliana Rojas-Terry sold the five-bedroom house at 21 Hawkesbury Crescent, Farrer, prior to auction for $1.62 million.

Offered for the first time in 43 years, the architect-designed house features an in-ground swimming pool and a generous 1097-square-metre elevated block that backs onto a reserve.

The Property Collective’s Jacob Stanton sold the three-bedroom townhouse at 4/12 Babinda Place, Isabella Plains, prior to auction for $740,000.

In Belconnen, the stylish two-bedroom townhouse at 3/142 Totterdell Street was scheduled for a March 7 auction but was marked as “under offer” by Uplus Real Estate.

Positioned in a convenient pocket, just a short walk from shops and cafes, Lake Ginninderra and public transport, the townhouse has been freshly painted. It features a fully equipped kitchen, separate living and dining areas, new timber floors, and a garage.

Strong results were recorded during the week. Home.byholly sold the charming red brick three-bedroom house at 61 Piddington Street, Watson, for $1.382 million, while Ray White sold a vacant 640-square-metre block of land at 107 Asimus Avenue, Macnamara, for $581,000.

Clearance rates remained stable but below the same period last year, with 74 of the 131 properties reported as sold and 37 passed in, resulting in a clearance rate of 56 per cent, down from 60 per cent a year ago.
