Canberra auctions: Pre-auction sales gather pace

Auction-day sales may be subdued, but buyer demand is still evident, with many vendors securing deals before going under the hammer.

In Palmerston, Archer’s Alex Wang sold the tastefully presented three-bedroom house at 9 Bunya Close the day before auction for an undisclosed price between the $850,000 to $900,000 mark.

Wang said there were four parties interested in the property, including three first-home buyers and a downsizer, with the property ultimately selling to one of the former.

Situated in a quiet cul-de-sac near schools and shops, the single-level house offers a spacious floor plan with separate living and dining rooms, a kitchen opening to the family room, a main bedroom with an en suite, a second bathroom, a deck and pergola, plus a garage.

The property last sold for $487,000 in 2016.

Hive Property’s Katrice Velnaar said there were three registered bidders for the four-bedroom house at 34 May Maxwell Crescent, Gilmore, and the property was sold under the hammer to a downsizer for $995,000.

Set on a 768-square-metre block within a short drive of Chisholm Village Shopping Centre and North Canberra Hospital, the beautifully renovated home features separate living, family and dining rooms, a well-appointed kitchen, an en suite to the main bedroom, an outdoor entertainment area and a double garage.

In Coombs, the stylishly updated four-bedroom townhouse at 66/20 Gifford Street remains for sale through Luton Properties’ Milton Gan. It has a current asking price of $819,000.

Positioned in the sought-after Alma development, the two-storey townhouse features a generous kitchen, living and dining area, three bathrooms, double-glazed windows, reverse-cycle heating and cooling, and a double lock-up garage.

On Friday, Purnell’s Nick Purnell sold the two-bedroom apartment at 3/15 Howitt Street, Kingston, prior to auction for $755,000. On one of Canberra’s most impressive streets, lined with pin oak trees and just a short walk from the vibrant Kingston shops, the impressive 97-square-metre property features stunning timber floorboards, a renovated bathroom and laundry, plantation shutters and a lock-up garage.

On Thursday, Ray White sold the architect-designed four-bedroom house at 12 Menzel Crescent, Dunlop, for $1.26 million, and the dual-occupancy property at 14 Nullagine Street, Fisher, for $730,000.

Marq Property’s Kris Hellier sold the stylish four-bedroom house at 29 Isbister Street, Macgregor, before auction for $976,000, while the agency also sold the four-bedroom house at 8 Barramundi Street, Throsby, under the hammer on Thursday for $1.25 million.
