Canberra auctions: Lower sales persist on quiet weekend

A quiet weekend with fewer auctions wasn’t enough to inspire sales in Canberra, but many properties continue to sell prior to auction as vendors take advantage of motivated buyers and reduced competition, securing strong results.

In Gungahlin, home.byholly’s Sally Strang and Ash Costello sold the tastefully presented four-bedroom house at 43 Delma View just over a week before its July 25 auction for $987,500. The property last sold in 2002 for $279,950.

Set on a low-maintenance 530-square-metre block near Gungahlin shopping precinct, schools, parks and public transport, the well-designed house offers a generous floor plan with separate formal and casual living and dining rooms, a main bedroom with an en suite and a walk-in wardrobe, a family bathroom and a double garage.

Momentum Property’s Michael Martin passed in the striking four-bedroom house at 23 William Hudson Crescent, Monash, on Saturday.

Positioned in one of Tuggeranong’s most established and family-friendly suburbs, the impressive house offers living, family, dining and rumpus rooms, plus a study, an upstairs main bedroom with en suite, three further bedrooms and a family bathroom. It also has an oversized garage with a workshop.

Blackshaw Manuka’s Ahmad Souweid sold the three-bedroom house at 4 Boxall Lane, Strathnairn, prior to auction on Friday for $920,000.

Situated on a low-maintenance 382-square-metre block, the beautifully appointed property features spacious, light-filled accommodation, including an expansive family living and dining room, a main bedroom with en suite, a fully equipped kitchen with walk-in pantry, a large deck and a double garage.

Blackshaw Gungahlin’s Adam and Kiri Jones also sold the stylish two-bedroom, two-bathroom apartment at 18/4 Lady Nelson Place, Red Hill, prior to auction for $1.275 million. The property had a price guide of more than $1.25 million.

Situated atop the sought-after The Parks development, the near-new, six-star energy-rated apartment features a generous floor plan with expansive living and dining, a main bedroom with an en suite and a walk-in robe, two balconies, plus parking for two cars.

One of the highest prices achieved this week was the $2 million sale of the four-bedroom house at 5 Baas Becking Street, Whitlam, through Mainstream Real Estate’s Dharwinder Singh.

Last weekend saw clearance rates retain their lower but now stable level of 46 per cent, compared to 70 per cent a year ago. Of the 74 auctions scheduled, 68 were reported, of which 31 sold, 13 were withdrawn, and 23 were passed in.
