Canberra auctions: Strong mid-week results ahead of quiet long weekend

A handful of strong sales were made across Canberra this week, with solid results recorded both prior to auction and under the hammer, with negotiations continuing from Saturday’s auctions.

The Property Collective’s Jacob Stanton passed in the striking four-bedroom house at 6 Chilton Street, Casey, but is negotiating with a first-home buyer. The property had been advertised at $1.15 million-plus.

Located near Casey Market Town and moments from Springbank Pond and parklands, the home’s impressive floor plan includes an expansive family living and dining room opening to an alfresco area with a kitchen. It also features a formal living room, a main bedroom with a private balcony and views to Black Mountain Tower, plus an oversized double garage and basement storage.

On Thursday, Stanton sold the updated four-bedroom house at 6 Newstead Street, Amaroo, to a downsizer for an undisclosed price.

The agent said that while the market had slowed amid concerns about higher interest rates, the federal budget and the cost of living, good prices were still being achieved.

“We’re seeing strong outcomes for turnkey homes where buyers can move straight in,” he added.

Also in Amaroo, Jess Doolan from Stone Gungahlin sold the stylish four-bedroom house at 5 Bemm Place prior to auction for $1.166 million.

Set on a low-maintenance 465-square-metre block, the freshly updated house comprises formal and casual living and dining rooms, a main bedroom with an en suite and walk-in wardrobe, an expansive entertainment deck and a double garage.

The property had been scheduled to go to auction on June 14.

Mid-week auctions were strong, with home.byholly selling the mostly original three-bedroom house at 16 Ryan Street, Curtin, under the hammer for $1.35 million. The property had a price guide of $1.075 million-plus.

At the higher end, the three-bedroom waterfront penthouse at 83/11 Trevillian Quay, Kingston, sold on Friday through Berkely Residential for $2.2 million.

Jeremy Francis of Francis Properties sold the four-bedroom house at 60 Morgan Crescent, Curtin, for $1.276 million. The renovated home, which includes a separate one-bedroom flat, sits in one of Curtin’s most sought-after streets.

Adam and Kiri Jones of Blackshaw Gungahlin sold the six-bedroom house at 8 Bridge Place, Latham, for $1.165 million prior to auction, and Kris Hellier of Marq Property also had success, selling the four-bedroom house at 33 Spensley Place, Wanniassa, for $980,000.

Auction activity softened again last weekend, with a clearance rate of 40 per cent, down from 66 per cent at the same time last year. Of the 85 auctions scheduled, 72 were reported, with 29 properties sold, 23 passed in and 18 withdrawn.
