Experienced investors know the value of minimising risk through an asset that doesn’t rely on the ongoing success of just one tenant. And that’s a key driver behind the sales campaign of four commercial units in the heart of the Canberra CBD.
Each is fully tenanted by up to three tenants, with an overall average WALE of 7.79 years (if purchased in one line), and spaces ranging from 118 square metres (U186) to 491 square metres (U190). Depending on size, each has up to three basement parking bays.
The other two units, U185 and U189, are 236 square metres and 149 square metres respectively. Net income per unit ranges from around $65,000 to $310,000 per annum.
The units form the street-level commercial strip of the Highgate and Park Avenue mixed-use developments on City Walk and Allara Street. They comprise 372 apartments across two towers and benefit from daily traffic of more than 22,000 workers, tourists, students and visitors within a 500-metre radius.
The precinct also sits directly opposite the Canberra Centre and Casino Canberra/Crowne Plaza Hotel and neighbours the Meriton Suites Apartment Hotel. Guy Randell of Yield Commercial says the units reflect the key needs of experienced investors.
“This is true capital city CBD investment, and securing main-corner assets is rare and future-proof,” Randell says. “As an indicator, we earlier sold units 187, 188 and 191 off-market before this current campaign.”
