
Strong underlying demand and limited stock continue to shape conditions in Narrabundah, with well-located family homes attracting sustained buyer competition across Canberra’s Inner South.
Among the recent results, Blackshaw Manuka’s Ahmad Souweid brokered a string of notable sales, headlined by 11 Strzelecki Place, which sold following a competitive campaign.
Souweid said the auction drew a strong crowd and five registered bidders before the property sold under the hammer for $1.67 million.

Set on a 1048-square-metre block in a quiet cul-de-sac, the four-bedroom property had been held by the same family for 69 years and offered buyers the opportunity to renovate or update.
Souweid also negotiated the off-market sale of 26 Bayley Street for $1.675 million. The four-bedroom house, set on a 469-square-metre block, offers a functional family layout with open living zones and established outdoor areas.
Positioned in a quiet pocket close to schools, local shops and key arterial routes, the property appealed to owner-occupiers seeking both convenience and long-term growth prospects.
It last changed hands in November 2024 for $1.615 million, having previously sold for $680,000 in 2015.

Souweid also sold 17 Vaughan Gardens for $1.35 million. The three-bedroom home sits on a 502-square-metre parcel and offers a more traditional single-level design, suited to buyers looking to renovate, invest or secure a foothold in the suburb.
The property was previously sold in June 2022 for $1.23 million.
According to the Domain House Price Report for the March quarter, Narrabundah’s median house price has risen 12 per cent over the past year and 32.5 per cent over five years to $1.391 million, reinforcing the suburb’s steady growth trajectory.
