
If there’s one street on the South Coast that epitomises summer more than Broulee’s Coronation Drive, I’m yet to drive down it.
On one side, there’s the water, the popular North Beach. Further along to the patrolled South Beach, you’ll find families setting up for the day on the banks of Candlagan Creek, where the little ones can play away from the waves.
On the other side, there’s an eclectic collection of homes, from traditional beach shacks to high-end coastal living, where owners can listen to the waves and catch glimpses of the water from their front doors.
Beyond its natural beauty, Broulee boasts an ever-expanding range of amenities, including the funky Broulee Brewhouse, which pairs its house-made ales with gourmet treats, such as their celebrated Szechuan salt and pepper squid – the ideal post-beach indulgence.

But this coastal town is more than a holiday destination.
Jessica Williams of Blackshaw Coastal is a Broulee local, and while she admits she might be a bit biased, she says the benefits of living and owning in the suburb are endless.
“You’re investing in a tightly held coastal community with strong long-term growth, incredible lifestyle appeal and consistent buyer demand,” she says.
The Broulee market remains in strong demand, Williams adds, with buyers recognising the lifestyle and long-term value the beachside community offers.

“Supply is low, competition is high, and quality homes are being snapped up quickly by locals and out-of-area buyers,” she says.
Situated midway between Moruya and Batemans Bay, Broulee offers two of the region’s top schools, with the Catholic Carroll College and the Anglican St Peter’s College just minutes from the centre of town. There’s also a public primary school and a childcare centre.
According to Domain data, the median house price for a three-bedroom home is $1.15 million and $1.18 million for a four-bedroom home. For units, the median is $685,000, while the median rent is $380.
Williams says Broulee is attracting more young families than ever before.

Single Fin is my Saturday open-home stop for a reason. It has strong beach vibes, great brews and a beautiful space that the local owners share with the community – complete with funky art and that effortless Broulee charm.

Hidden gem
The passionate volunteers of The Broulee Surf Club run a Friday-night bar and Sunday Summer Sippers. It’s the perfect spot to unwind, feel like a local and enjoy the best view over South Broulee Beach.
