"Landlords need to be realistic about pricing and willing to respond quickly."

Since establishing AM Property Agency just two years ago, Kimberly Castle has successfully managed some of the largest rental portfolios in Canberra.

In May, her achievements were recognised at the REIA National Awards for Excellence, where she was named Business Development Manager of the Year.

“Kimberly’s delivery of building a new property management division from zero to 140 in 12 months with organic growth is a genuinely impressive achievement,” said the judges. “The development of a leasing campaign with 100 per cent landlord retention was a standout.”

“Winning this award is a huge achievement for both myself and my team,” said Kimberly. “The recognition reflects the work we put into building relationships, the consistent results we achieve for our clients and the care we put into the service we provide.”

Though Canberra rents continued to climb in the past quarter, hitting a record high of $710 a week, she understands that there are challenges in any market.

“We’re finding tenants are comparing their options carefully, so landlords need to be realistic about pricing and willing to respond quickly if enquiry or inspection attendance is low,” Kimberly said.

“Holding out for a slightly higher rent can ultimately cost more if it results in additional vacancy or deters quality tenants who see better value elsewhere. We’re reviewing campaigns closely and adjusting our strategies based on live market feedback.”
