A new development is rising above Turner. Botanical promises stunning architecture, high-end interiors and oversized residences at the northern entrance to the city.
Stage one of the nine-storey buildings will include 249 one, two and three-bedroom apartments. The three-tone facade, which changes from red brick at ground level to terracotta and white, is inspired by the Canberra landscape.
“Beauty, delight and joy: these are three words that we don’t feel are used enough in architecture,” says Adam Haddow, partner at SJB, the development’s award-winning architectural firm.
“We actually want your life to be better in these apartments than it is in a house, so we thought about how we elevate and amplify that experience.”

The SJB team is behind some of the most stylish residential buildings and hotels around the country, such as The Eve in Sydney. They are bringing their exceptional experience to Canberra with the elevated offerings at Botanical.
The resort-style vibes carry through to the facilities, which include a heated indoor lap pool, spa, sauna, steam room, gym and a landscaped central courtyard.
There’s even an on-site concierge to help residents with everyday tasks such as collecting deliveries or dry cleaning.
Clean lines, floor-to-ceiling windows, timber joinery, mirrored splashbacks, terrazzo porcelain tiles and wool carpets make for luxurious interiors.

The apartments range from an average of 65 square metres of internal space for a one-bedder, to 151 square metres for a three-bedder. The 2.7-metre-high ceilings in living areas enhance the sense of space.
“The majority of our buyers are owner-occupiers, with many being downsizers,” says agent Keenan Veraar from LJ Hooker Project Marketing.
“The large two-bedroom apartments have been very popular as they are a similar size to – or often larger than – many three-bedroom apartments in other areas.”
Sustainability has also been a key consideration. Passive design keeps apartments cool in summer and warm in winter. Each apartment has an EV provision in its basement car park.

There’s a light rail stop only 200 metres away, and you can be in the CBD in just a few minutes. Braddon and O’Connor are within walking distance, and the close proximity to childcare centres, schools and parkland will appeal to families.
Construction commenced in late 2025, and the first stage of homes is expected to be completed in 2028. A custom display suite has been built on site, where you can walk through a full-size two-bedroom plus study apartment.
Prices start from $600,000 for one-bedroom apartments to $1.675 million for three bedrooms. Penthouse prices start from $2.45 million. Fifty per cent of the residences have already sold.
