Inside Mason at Newlyne: Luxury four-bedroom townhomes with lifts and golf course views

For buyers who like the idea of living within a new urban precinct but aren’t quite ready to embrace apartment living, Mason at Newlyne offers another option.

Sitting at the front of the emerging Lyneham precinct, the development offers a limited collection of house-sized townhouses that combine the privacy and proportions of a standalone home with front-row golf course outlooks and planned amenities that will eventually sit on their doorstep.

Although the word “townhouse” perhaps undersells them.

All four-bedroom homes stretch across three levels connected by a private internal lift.

Down on the basement level, each has its own secure three-car garage behind a roller door, alongside a mudroom, laundry and generously proportioned multipurpose room.

TP Dynamics sales and marketing director Kenneth Kong says the latter has deliberately been left flexible enough to evolve with its owners, allowing the creation of, among others, an additional lounge, games room, home gym or entertaining zone.

“The multipurpose room is quite large – it can comfortably house a bar or a pool table and three lounge seats,” he says.

Upstairs, the ground floor shifts firmly into everyday living. Each residence includes a bedroom on this level alongside the main kitchen, dining and living areas, which open to a private courtyard.

Larger floor plans also incorporate an internal courtyard that draws light into the centre of the home.

Three more bedrooms occupy the first floor, along with a second living area. The main bedroom has an en suite and opens to its own balcony facing the golf course, making the outlook a defining feature across the entire Mason collection.

While Mason shares a development application and underground parking level with neighbouring apartment building Mattone, Kong says TP Dynamics ultimately decided the townhomes needed their own distinct identity.

The interiors were carefully considered to reflect the size and position of the homes, creating an alternative for buyers who might otherwise be considering an established house elsewhere in Canberra’s Inner North.

The result is a more elevated material palette, with stone featuring prominently throughout the kitchen, and generous cabinetry extending into spaces like the main bedrooms’ en suites, where double vanities are standard.

Integrated kitchen appliances, a concealed pantry, a dedicated coffee station, a bar and wine storage are among the inclusions, while underfloor heating is featured in the bathrooms and en suites.

There is also considerable scope to take the specification further. Buyers can select from a range of optional upgrades, including saunas, Japanese-style toilets, and digital shower controls, while the multipurpose spaces can be fitted out after settlement to suit how owners intend to use them.

Kong says the appeal is in providing much of what buyers might seek in a standalone house: substantial living space, multiple living areas, private garaging and outdoor space, without the maintenance demands of a large block.

“You still have the large living space,” he says. “It’s newly built, so you don’t have to worry too much, and it’s part of a new precinct, so amenities are never far away.”

That wider precinct is what ultimately sets Mason apart from a conventional townhouse development.

Over the coming years, Newlyne is set to evolve into a mixed-use neighbourhood centred around the Yowani Country Club golf course. Plans include a central park of approximately 10,000 square metres, along with future restaurants, cafes and bars, medical facilities, and a five-storey fitness and wellness centre.

Mason residents will be able to tap into this broader community whenever they choose, while still retreating to a private, house-sized home overlooking the fairways.

As Kong puts it, the intention is to have “everything close by” without sacrificing the ability to close the front door and retreat from it all.
