Life’s a beach, 365 days of the year, at Noosa Heads, where coastal cool meets untamed bushland. On the pointy northern end of the iconic Sunshine Coast, it is the perfect counter to the high-rise canyons of Surfers Paradise.

Building heights limited to three storeys mean this town retains some of the cosiness of the past, even though it long ago shook off any beach-shack origins.

Modern homes and upmarket boutiques beneath Hastings Street awnings hunker down beside iconic beaches and protected bush reserves.

With its obvious appeal, like many residents, Noosa Heads house prices are riding a wave. According to the Domain House Price Report, the median house price has risen 57 per cent in the past five years.

While the name’s origins are arguable, references to Nusa Head and River first appeared on maps in the late 19th century. Nusa is Indonesian for island, of which Noosa contains several – Keyser, Sheep, Goat and Makepeace.

Popularity and tourism skyrocketed after beach culture really took off mid-century across the country, and Noosa’s main attraction remains its beaches, with Main Beach and the small bays around the headland famed on world surfing circuits.

One of its major surfing contests is the world-renowned Noosa Festival of Surfing in early March, with the Noosa Surfing Dog Championships barking at its heels.

Also for the active, the Noosa headland boasts walking trails that wind through coastal rainforest, home to a population of endangered koalas, and deliver visitors to golden beaches such as Little Cove, Granite Bay, Tea Tree Bay and Alexandria Bay.

They also offer epic sea views, where trekkers can spot dolphins and migrating whales from the clifftops.

Less well-known but equally spectacular are the Noosa Everglades wetlands, one of only two everglades in the world (yes, the other is in Florida), dubbed the River of Mirrors for their 65 kilometres of reflective waters among tea-tree forests. And unlike Florida, they are free of crocodiles, making them safe for swimming, as well as kayaking and canoeing.

Foodies in Noosa are amply catered for. The Noosa Farmers Market at Noosaville is held every Sunday from 7am to noon, with heirloom tomatoes and artisan breads among the must-haves for those in the know.

Diners, meanwhile, can take their pick of oceanfront or riverfront venues. The latter includes Lanai Noosa, Gusto Riverfront and Rickys River Bar & Restaurant, while Bang Bang Noosa, Cibaria Noosa and Locale are on Hastings Street, and Sails, Bistro C and Season soak up covetable beach vistas.

Also on Hastings Street, you will find chic boutiques, including locally founded label Aje, Palm Noosa and Alterior Motif, together with national big hitters like Mecca and Country Road.

Noosa Junction boasts The Orangerie for skincare and leisurewear, along with Noosa native Matteau, which has hit the big time globally. Its smart, breezy designs and internationally recognised resortwear beautifully sum up what modern Noosa Heads is all about.

Who’s looking in Noosa Heads and what’s on their wish lists?

“The sources of enquiry are quite diverse, ranging from local buyers to interstate purchasers, particularly from Melbourne and Sydney. Local buyers are very active, including empty nesters looking to downsize from larger homes and buyers wanting to move from the hinterland or southern Sunshine Coast to be closer to the beach and restaurants. Perhaps the most common request is a strong connection between indoor and outdoor living, where the kitchen, dining and living areas open to entertaining spaces, particularly around a beautiful pool. Natural light is also especially important for buyers from the southern states who are looking to escape chilly winters.”
