Investors looking for a solid asset in a top location should take a close look at this Kingston unit.
The word “unit” can conjure a small space. This one, however, occupies a whole floor, an area of some 940 square metres, in a landmark building.
The property sits on a highly visible corner at the intersection of Wentworth Avenue and Cunningham Street. It was designed by renowned Architects Ring & Associates and completed in 2009.
The practice continues to own and occupy space on the ground floor.
The second floor on offer is leased to Maxim Chartered Accountants, which has been in the Canberra market for more than 25 years, most of that time at its current location.
The firm’s lease expires at the end of June 2031 with two further five-year options. A net return is forecast for the 2025-26 financial year of $454,600 (excluding GST). There are annual fixed rent increases of 3 per cent.
The unit has 24 secure basement car parking spaces and a 12-square-metre basement storeroom.
Alex Smith of Sentia Real Estate says the opportunity to acquire an entire office floor as an investment is rare.
“This kind of chance doesn’t come around very often in a blue-chip Inner-South location,” he says.
“Particularly one secured by a proven, long-term tenant with a strong lease.”
The listing is asking for expressions of interest in the high $6 millions.
