The most expensive Canberra homes that sold in 2025

Canberra’s Inner South continued to cement its reputation as the capital’s premier residential belt in 2025, with the city’s top 10 sales concentrated within the prestigious suburbs of Red Hill, Griffith, Forrest and Yarralumla.

Leading the charge was the palatial manor at 52 Mugga Way in Red Hill. The five-bedroom, six-bathroom estate, reminiscent of a classic European manor, claimed the year’s top spot when it sold through Mario Sanfrancesco of Blackshaw Manuka for $8.05 million in November.

Sanfrancesco also secured another major result in October with the sale of Waterford at 14 Tennyson Crescent, Forrest. The Georgian-style residence, featuring an ivy-clad exterior and imported steel gates, fetched $5.3 million at auction.

This was followed closely by 18 Tennyson Crescent, which sold prior to auction in September for $4.85 million.

Red Hill’s Mugga Way remained a magnet for high-end buyers throughout the spring.

In November, Hive Property transacted the ultra-modern 83 Mugga Way for $5.3 million. The 1200-square-metre property offers a sharp architectural contrast to the area’s more traditional manors.

Nearby, 8 Penrhyn Street also reached the $5 million milestone at auction that same month through Blackshaw Manuka.

Yarralumla recorded its standout sale at 122 Empire Circuit. The massive 4557-square-metre corner block, situated within the diplomatic enclave, features an eight-bedroom residence with RZ1 zoning. It sold through Colliers Canberra for $4.77 million in November. 

Meanwhile, Griffith held its own with 74 Jansz Crescent fetching $4.85 million earlier in the year through Luton Properties Manuka.

The sales results, according to Allhomes research data, reinforce a clear, ongoing trend that buyers at the top end of the residential real estate market are increasingly willing to pay a premium for established land holdings and superior build quality in the Inner South.
