When the calming waters of the ocean and canals on the northern Gold Coast set the scene for a 16-hectare master-planned neighbourhood, you just know the design bar is going to be set high.
It’s why this two-level home in an exclusive pocket of Biggera Waters is a work of art from the front door right through to its outdoor spaces, and in every detail in between.

Yet the design team resisted the urge to steer towards full-scale opulence and, rather than play a game of one-upmanship with Mother Nature, has aimed to work in harmony with the waterside beauty.
Sky Home 503 is the most premium address on the market at Harbour Shores by developer Lewis Land and one of only three Sky Homes at the top of The Waterline building.
Styling and furnishing the luxury apartment was the task of Bridget Maloney from interior designers Studio Collective, who aimed to complement the water’s tranquillity with a timeless style. “We wanted to make sure everyone felt just comfortable walking into the space,” she explains.

“Everything feels elevated and it feels sophisticated, but at the same time it feels so comfortable and inviting, and really soft and welcoming.”
Unfolding around a dramatic central void, Sky Home 503 offers expansive balconies on both floors framing sweeping water views and delivers the true volume and privacy of a full-scale house.
The lower level houses the living areas – kitchen with a butler’s pantry, a living area and a multipurpose room flowing to the balcony, plus a powder room. The dining area comprises custom upholstered banquette seating backed by a floor-to-ceiling, bronze-mirrored wall reflecting canal views throughout the home.
The upper level opens into a second living space, laundry, terrace and the bedrooms, each with their own en suite and walk-in wardrobe. The main bedroom feels like a private retreat, with a custom-built bedhead crafted by a local joiner.

Maloney and her team worked through the functionality of each space to create a warmth and luxury that is appreciated by buyers young and old.
“The brief was really to create a space that felt inviting for anyone and everyone, and the way that we approached that was to consider how people live day-to-day in these spaces and appeal to various different typologies of living and different families and what that looks like,” she says.
By bringing in cool tones and reflective surfaces, the interiors of Sky Home 503 strike a distinctly relaxed yet elevated style befitting of the serene setting.
Soft greens and blues are paired with chrome detailing, while natural materials make a strong showing through travertine surfaces and timber cabinetry.

“It’s almost like a sigh that you feel when you walk into the space because it does feel so relaxing and at peace,” Maloney says.
The home not only offers a relaxed lifestyle by the water, but on the water as well thanks to its own private marina berth.
For their morning walks, residents can choose from the 1.2-kilometre waterfront boardwalk directly outside the six-level building or the one-hectare feature park below.
There’s also no shortage of health and wellness options at Harbour Shores, which features a large lagoon pool, clubhouse, tennis court, gym, yoga and sauna facilities.

The building has 71 two and three-bedroom apartments that have proved popular with local buyers searching for a low-maintenance, luxury lifestyle, says Michael Long, head of development at Lewis Land.
“We’re finding that a lot of our buyers are from the northern Gold Coast because this is a rare opportunity to get into a new, really well-appointed apartment that’s got healthy lifestyle amenities with the park and the rec facility and the lagoon pool and the tennis court and the gym and the saunas and the marina,” he says.
“On top of that, you’ve got the luxury of ‘lock and leave’. It’s an apartment so you can lock the door, go travelling for six months, come back and it’s all there. There’s a residents’ app, and we’ve got managers on-site who can take care of a lot of concierge-style services if you need it.”

Easy accessibility to Harbour Town Premium Outlets is another boon for residents. The centre is home to more than 200 stores, including cafes, restaurants and a cinema – making it the icing-on-the-cake amenity at Sky Home 503.
“When we designed the master plan, it was all about coming home on the weekend and not needing a car because you don’t need to go anywhere,” Long says.
“You’ve got all of that health and wellness facility on the site there, you’ve got Harbour Town across the road … and then you’ve got your boat on the marina, and you’re on the Broadwater within five minutes.
“It’s a pretty appealing prospect.”
