
Strong results are still being recorded in Canberra’s most tightly held suburbs, with the impressive four-bedroom residence at 5 Alura Place in Waramanga selling prior to auction for $2.001 million.
The campaign drew immediate interest, with more than 40 groups attending just two open homes and four offers submitted after the first inspection.

Selling agent Miriana Cavic of Luton Properties said the market response was swift and competitive from the outset.
“We had over 40 groups through just two open homes and received four offers straight after the first inspection,” Cavic said. “The price exceeded the reserve, which shows how strong demand is for quality homes in tightly held pockets like Waramanga.”
Both of the leading buyers were already familiar with the area, reinforcing the suburb’s strong local appeal.
“The two strongest buyers were both from the area, one upsizing and the other downsizing,” she said. “They’ve lived in Weston Creek for a long time and have family nearby, which highlights how tightly held the suburb is.”

Cavic said the home’s presentation played a significant role in the outcome.
