Weetangera suburb record smashed at auction

The five-bedroom, four-bathroom home at 45 Bambridge Street, Weetangera has sold for more than $100,000 over the previous suburb house price record.

A sprawling Weetangera home has broken the suburb record after selling under the hammer for $2.625 million.

According to Allhomes data, the sale surpassed the area’s previous residential benchmark by more than $100,000.

Bastion Property Group’s Theo Koutsikamanis, who managed the campaign for 45 Bambridge Street, said the result spoke for itself, with nine registered bidders pushing the result well above reserve.

“This is a sizeable single-level residence and a clear sign that this style of living has become non-negotiable for buyers,” he said.

Occupying a substantial 1247-square-metre block, the property features 317 square metres of accommodation in the main residence plus a fully self-contained 100-square-metre detached studio.

The main residence has been finished to a high specification, boasting high ceilings, engineered timber flooring, and a designer kitchen equipped with 40-millimetre stone benchtops and dual pyrolytic Fisher & Paykel ovens.

No. 45 Bambridge Street, Weetangera, beat the previous suburb house price record by more than $100,000.

The separate studio features polished concrete floors, vaulted ceilings with highlight windows, and vehicle access with additional driveway space for a caravan or boat.

The outdoor amenities further elevate the lifestyle offering. They include a heated in-ground pool framed by travertine paving and a covered al fresco area with a built-in kitchen.

Other notable sales in the suburb include a four-bedroom home at 26 O’Rourke Street, which sold at auction for $1.32 million on March 7, and another four-bedroom home at 29 Kinleyside Crescent, which sold in January for $1.38 million.

Koutsikamanis said the high sale price of 45 Bambridge Street gives buyers confidence that quality homes in tightly held suburbs will continue to perform.

“We expect to see similar results as we move through the year,” he said. Weetangera currently has a median house price of $1.27 million, according to Allhomes data.
