Canberrans in earlier generations shared in the original Australian dream of homes on big blocks – 1000 square metres and often more.

That dream has significantly downsized in recent years, but big-block homes in older suburbs still offer new generations the space to design their ideal lifestyles.

Sam Pearson of the Hilton Advisory, who lists 6 Ambalindum Street, Hawker, says its 1291-square-metre block has been a big drawcard.

Pearson says there’s a growing trend among buyers to create a haven, a place that draws people together.

“Potential buyers might consider having an architect make a site feasibility study before any offer to purchase,” he says.

“There are many factors that can restrict built home size and the siting of amenities like pools.”

Tilse says these can include heritage considerations, existing trees, solar envelopes, underground power, setbacks, green space requirements and more.

“It’s best to know exactly what you can build before making a final decision,” he says.

“They’re not making any more land”, goes the saying, and underscores the appeal of big blocks. More land offers the potential for extras such as large outdoor entertainment areas, including pools.

Know the red tape

Large blocks have strong buyer appeal, but “big” doesn’t mean anything goes. Building envelopes are usually determined by compliance with easements, utility corridors, tree‑protection rules, setbacks and more.
