Earlier this month, the ACT government announced that it would remove stamp duty for anyone purchasing a brand new, turnkey apartment. The new measures will come in from July 1 and have no price limit.
“Eligible owner-occupiers purchasing a new apartment at Woden Green, directly from the developer, will pay zero stamp duty, saving thousands and making the decision to move even more compelling,” says agent Ben Wilson from The Property Collective. Those purchasing from the developer will also benefit from a 90-day defect liability period.

Though most of the development has been sold and many residents have moved in, there is a small selection of one-bedroom plus study, two-bedroom, and two-bedroom plus study apartments remaining, along with a stunning, north-facing three-bedroom penthouse.
A variety of floor plans are available, with prices starting from $587,500 and for owner occupiers there are savings of up to $62,000 in stamp duty with this new change.
When Woden Green was first announced in 2022, with the memory of pandemic lockdowns still fresh, it promised a new take on traditional apartment living. As well as your home and private sanctuary, the development would offer a place to build a community.
“We didn’t want to add amenity purely for marketing. We wanted to create highly usable spaces that not only connected neighbours but were an extension of their homes and added value to everyday living,” ACT state development manager, Mia Dragila of Hindmarsh, said at the time.

It’s been a huge success. The private dining room is being used for birthdays, morning teas and other large family gatherings, while the indoor heated pool is popular with both early-morning swimmers and visiting grandchildren.
The development was also the first in Canberra to have its own private dog park. “It’s become a daily meeting point for residents and their pets,” says Wilson.
The majority of buyers have been downsizers seeking a low-maintenance lifestyle that doesn’t compromise on space or quality. They’re drawn to the outstanding amenities and the opportunity to enhance their lifestyle. And they’re bringing their friends.
“Since the development has completed, we have had a number of purchasers introduced to the development by friends or relatives who have already moved in,” Wilson reveals.
