'Saunders Gorge Sanctuary'

200 acres of pristine countryside that includes the well known Saunders Gorge Sanctuary. A large homestead features 3/4 bedrooms and a large spacious living area also offers the uniqueness of a fully equipped commercial kitchen, bar and dining facilities plus four self-contained Eco Lodges and camping grounds.

Sanderston is a small hamlet at the base of the Eastern Mount Lofty Ranges which was once a stopover point of the Cobb and Co. route along the Three Chain Road and is only a short drive to larger townships like Mount Pleasant and Mannum which have hospital/medical services, a variety of shops and local schools. An easy commute from Adelaide up the South Eastern Freeway or along the North East Road; and the Barossa Valley is only a short drive to the north.

81HA (200acres) of pristine country. The Saunders Gorge is a truly remarkable experience. As you walk through the valley you admire the rugged terrain of the natural gorge that was formed over a million years ago by rain events that cut a course through the Eastern Mount Lofty Ranges, forming deep valleys as the water flowed towards the mighty River Murray, which is only a short drive away.
There are many walking trails leading around this magnificent property- a choice of easy walks through to hiking trails. On these walks you will be amazed by the vast varieties of flora and fauna that inhabit this unique property - over 67 bird species and 180 plant varieties have been recorded.
Three paddocks including 15 acres planted out to Salt Bush. A truly remarkable experience for all to enjoy and to be educated about the diverse balance of Nature's flora and fauna for many generations.

318m2 (34.25squares) Built in 1999 with a Homestead style, this building is constructed of clay brick veneer, with a Colorbond roof and 1.8metre wide return bullnose verandahs with a paved base that leads out into the large courtyard and rear verandah.
This building has 204.22 m2 of living space incorporating the 3 bedroom residence and another adjoining 114.32m2 which comprises the kitchen and restaurant facilities - these two areas could also be easily combined for the extended family or the residence could be used as extra accommodation in addition to the ECO Lodges and camping grounds.

The building was designed so that you and your guests can admire the gorge and the surrounding landscape from the comforts of the living and dining areas, as there is a wall of windows and sliding doors along the southwestern side of the homestead.
Wide verandahs surround the homestead from where it is ideal to get out the binoculars and cameras or just sit back and enjoy the forever changing colours of the surrounding landscape with your favourite drink. Timber look flooring throughout the homestead gives a lovely country charm, along with the wooden cupboards in both kitchens. Year round climate control is available via the two ducted evaporative coolers, ceiling fans and two gas combustion heaters.

The main residence wing features two large living areas either side of the open plan kitchen hub, which is centrally located so you are never far away from your family and friends; three well sized bedrooms, the master bedroom features a large walk-in robe, an ensuite and a sliding door that leads into the spa room which is also accessed via the verandah. The bathroom is centrally located and is in a handy location. The extra large laundry has ample cupboards and bench space for all of your storage requirements.
The main entrance separates the two wings. The office could easily be turned into a fourth bedroom if desired. There are two separate toilets - one catering for disabilities and also with a shower facility. The commercial grade kitchen has good working areas and plenty of bench space with a display area and a bar. A large store room is adjacent to the dining area which can cater for up to 50 guests.

There is a double garage under the main roof, with two automatic roller doors and a personal access door that leads out onto the rear verandah. A double carport is adjacent to the garage and adjoins the huge rear verandah that spans the length of the home - this area is semi enclosed and is paved, it also has a pitched roof and a lovely water feature - a fantastic area in which to entertain your family and guests where you can enjoy relaxing whilst listening to the water cascading from the fountain. Substantial concrete block retaining walls on the western side of the home create a large courtyard area with a shade house area, this is a great place for entertaining under the stars, at dusk as you watch the ever changing colours of the back drop of the gorge.
Shedding includes a garden storage shed and a large shed of approx 94m2, which comprises a three bay vehicle storage area, a lockable workshop area and a camp style kitchenette. There is also a lockable lean to at the rear where the solar batteries are stored. A 5kW solar system on the homestead assists with keeping electricity prices down and the Eco lodges have their own solar system

There are four comfortable lodges (measuring approx. 6m x 4.8m), each of which feature a king size bed (that can be divided into two singles), an ensuite and a living and kitchenette area, year round climate control with a reverse cycle split air conditioner and a pot belly stove. Each lodge is surrounded by native vegetation and has ramp access to the rear and views of the surrounding countryside from the front decks - which have canvas covered shades.

There are six separate camp sites set up on the flats near the entrance of the property that are nestled underneath the large majestic River Red Gums. Several picnic sites and toilet facilities are within the area.
