TRULY EXCEPTIONAL VALUE IN A PRIME LOCATION

This is a sensational opportunity for anyone looking to renovate a classic. Built some time in the late 1950s, this one has some seriously big space to work with... work. Quite a bit of work.

This is a 1265 sqm Block
It's Zoned R15/60
The house is like 190 odd sqm of living, which is pretty big!
There's a shed.
There's a frontage of 44 metres
It's incredibly close to so much. Check out the floor plan and see that for yourself!

WHAT'S ON OFFER
We're selling this one as it is. It's an old asbestos house but it's big, the rooms are big and there's all kinds of space outside. It's a huge block with massive potential.

FREQUENTLY ASKED QUESTIONS
Is it move-in ready?
Yes! Just maybe not, if you have specific beliefs about hygiene. It wants a deep cleaning.

Can I subdivide it?
Almost probably! It's zoned R15/60 and it's a huge block. R60 has specific requirements that this site won't meet but head to the Armadale Town Planning Scheme Document. Section 4.2.4, page 14 and 15. It appears that there is eligibility to apply for R40 zoning here. Read all the info here https://qrco.de/armadale-tps
You can call the City of Armadale and ask them some questions on 08 9394 5000

Are there any easements?
Nothing showing on the title.

Is it structurally sound?
We've got a report that we can send you. There's stuff that needs attention. That's real estate talk for "yeah, nah". It doesn't appear to be falling down but you do need to address some items found in the report. Or you can make your own unstructural sounds when you crunch it all up and clear the site. To be frank, I think it's too good for that. But you do you.

Can I see it? Can I smell it?
Yes, we have a video walk through and if there's a home open advertised you can come to that. It's a bit smelly so if you get there and think, "woah, that real estate guy really stinks" it's not me it's the house. I fall into that specific belief, personal hygiene category and I'd be horrified if you thought it was me.

A block's planning zone defines how that land can be used and what can be built on it.
A right to use a part of land owned by another person for a specific purpose. The most common forms of easements are for services, such as water, electricity or sewerage.
The value of a block of land without any buildings, landscaping, paths, or fences. This is different to the block's market value. A block's unimproved value is used to calculate rates and land tax charges.
