Two Separate Fully Coded 3 bedroom elevated Beachfront Houses on one acre block in quiet beachside village close to Darwin, with sealed road frontage

The Phone Code for this property is: 36486. Please quote this number when phoning or texting.

This is a special and unique property. I am not aware of anywhere else in Australia where a spacious 1-acre beachfront property with two separate fully coded 3-bedroom houses is for sale so close to a major city such as Darwin. Where else can you work in the city (8 direct kms away) and live on the beachfront (and also have a significant rental income) all for the price of an urban house in Darwin? Each house is distinctly special and we have chosen to refer to them as "The Beach House" and "The Windmill House". Both houses are fully airconditioned with ceiling fans for the warmer months and louvred windows can be opened during the cooler dry season months to allow the refreshing seabreezes to circulate.

The property has beautiful white sandy Imaluk Beach practically on its doorstep and tidal Imaluk Creek (with mudcrabs and barramundi) is just a one-minute stroll away (see attached photos). And of course, there are the incredible ochre-red beach sunsets, great beachcombing, fishing (creek and beach) and crabbing opportunities, just a few steps away via a personal beach access walkway. The property is well-shaded and has constant refreshing sea breezes throughout the year. A prolific variety of resident birdlife, grazing wallabies and turtles nesting on the beach make this a nature lovers' haven. Yes, this property is quite special and imagine chilling out here every day. Make every day a beach day!

I originally bought the vacant land in 2010 and completed the construction of the two houses in 2017. I am now motivated to sell, retire and start doing some travelling. All the hard work has been done and it's time for someone else to now enjoy the property, the beach and the lifestyle just as we have done.

The Wagait Beach community is growing now as people realise it is Darwin's best-kept secret. You could catch the 12-minute ferry to work in Darwin (as most of our locals do) and live and relax on the beachfront at Wagait Beach village (population about 500). Also, the Cox Country Club is only a two-minute walk away from the property; where you can enjoy a meal, have a drink and meet our friendly community-minded locals. The contract for the $65M Mandorah Marine Facility and ferry terminal upgrade has just been awarded and once construction starts it will significantly increase buyer interest. And with two houses with direct street frontage, it is ready-made for future subdivision potential as greater Darwin continues to expand.

The block has a registered potable water bore with an iconic traditional 'Comet' windmill which feeds the water tanks for both houses, so you'll never run out of water. There is also rooftop solar panel electricity with the excess sold back into the mains power grid and a "grey water" aerated septic system for the garden. NBN fixed wireless is separately connected to each house and there is excellent 4G coverage at the block. Out front of both houses is a fully sealed bitumen street frontage and there are separate driveways to both houses. The free school bus offers door-to-door pickup and drop-off at the ferry with all school bus connections in Darwin. The Cox Country Club is 150m down the road. The regular one-hour/two-hour ferry schedule service is free for resident seniors (over 60) and school children. Access from Darwin is either via a 130km (1.5 hrs) fully sealed roadway or just 4km to our regular 7 days a week (and 13/14 trip per day) fast Seacat commuter ferry service from Mandorah (a 12 min ferry ride to Darwin). The Darwin City public bus service provides a dedicated (Bus 14) ferry pick-up/return between Cullen Bay ferry terminal and Darwin CBD (10 min).

Rental income of $500-$600/wk for each house is readily achievable and managed holiday rental (or Airbnb style) could bring in even more. Rates are currently $1,002 per year for the whole property and include a weekly rubbish collection (a bin for each house), there is access to local council facilities and our local convenience store is just down the road. And the property has only one adjacent neighbour next door at 136 Cox Drive.

You could live in one house and rent the other, or share with your extended family, parents or friends or holiday-let as we have done. Alternatively, you may know someone who is looking for a 'sea change beachfront lifestyle' - so feel free to let them know. Inspection by appointment.
Have a great day.
