* utilities: hot water: gas, LPG storage; cooking: gas stove, electrical oven; electrical lighting in
lounge and kitchen newly rewired.
* water supply: potable: 10,000 litres/2,200 gallons rainwater tank (plumbed to the kitchen only). Non-potable: Murrumbateman village water, piped from Yass, for washing/flushing and garden purposes.
* sewerage: septic system. A connection is in place to attach to the village sewerage system.
* garage/storage/driveway: Two carport spaces are attached to the cottage, plus an original free-standing garage with a door, and a metal storage shed. Driveway access is from South Street (driveway required to be slightly relocated following subdivision).
* zoning and rates: Yass Valley Council $2,249.50 p.a., zoned RU5 (village).
* general services: weekday mail delivery; weekly rubbish collection/fortnightly recycling collection; verges mown sporadically/overhanging trees trimmed; school/bus services to and from Canberra and Yass; NBN broadband 1.
* there is scope for sympathetically extending the original dwelling.

3 Proposed Lot 2: Comprises a 1002 sq.m. surveyed block with no buildings, facing east, on gently sloping terrain towards Rose Street, divided from Lot 1 by a pittosporum hedge along the surveyed boundary.
* Proposed subdivision - conditional development consent (DA200184) was granted in October 2020 by the Yass Valley Council (YVC) - includes fully drawn-up, site-specific architectural plans, approved by Council, for a 3-bedroom/181 m2 new dwelling to be built, with driveway access from Rose Street: that approval terminates 29 October 2025 if no work in line with the current DA has begun, or a new DA is submitted for approval.
* Both lots have been professionally surveyed; a BASIX certificate has been approved for the submitted design for a new dwelling on Lot 2; engineering drawings for sewerage connection, driveway relocation, and footings etc. have been approved for both lots. Additionally, approval has been given for the removal of three large eucalypts on the northern boundary of Lot 2: all supporting documents for the above are available.

** It should be noted that there is no obligation to go ahead with the approved plans and engineering drawings; they are included as a courtesy. However, a new development application (DA) for either a variation to them, or an alternative structure(s) on either lot, will need to be submitted for YVC's approval.

3. Potential for development of 2 Rose Street, Murrumbateman: The proposed subdivision is contingent on a dwelling being constructed on Lot 2 of the block, using either currently approved plans, or new plans following YVC approval. Alternatively, there are a number of options for the development of the site, none of which entails living cheek-by-jowl.

They include but are not limited to:
1. The existing residence on proposed Lot 1 would remain, continuing to provide a steady rental income. In this scenario, proposed Lot 2 could be enhanced with a new dwelling for owner occupation, or lease, and/or eventual sale.
2. Proposed Lot 2 could be developed with a new dwelling, with the block now eligible to be subdivided into Lots 1 and 2, and then both lots sold independently as established properties.
3. The whole property, with 2 dwellings now on it, would suit an extended family purchase, holding separate titles.
4. Larger-scale, low-level development of the entire block, for either sole occupation or dual occupancy.


Appendix: Despite its quiet location, there are extensive village amenities which include: a new primary school; an early childhood centre; dentist; GPs; chemist; rural store; vet; hairdresser; fire station; pub; motel; automotive repairs and registration; cafes; churches; service station/grocery store; butcher; real estate agent; cemetery, bike paths; recreation ground and hall, tennis court fast-food takeaway, and Olleyville Restaurant, 3 mins away. The renowned Murrumbateman Market is held fortnightly, and the hugely popular Murrumbateman Field Days event annually together with a number of wine festivals showcasing the surrounding wineries. A new retail hub will incorporate a bakery, gym, and legal services; self-storage sheds are being erected. Although there is a parcel-pickup service and mailbox, the nearest post offices are in Yass or Hall.
