RUTHERGLEN - LILLPUT DISTRICT FARM HOLDING OF 69.2 HECTARES, OR 171 ACRES HAS BEEN LONG HELD FOR A CENTURY
A rural farm property at 296 Boorhaman East Road Norong of 69.2 hectares or 171 acres of land that is for private sale by Elders Real Estate in Wangaratta is the remaining block of a property that has been held in the same family ownership since 1924.
A corner block with a second frontage to Griffens Road it has a long exposure to the bitumen Boorhaman East Road.
This places it about fifteen kilometres south of Rutherglen and with good access to the major regional Murray Valley Highway.
The vendor explains that the original farm holding purchased by his father in 1924 was a square mile or 640 acres, and the balance was sold and is still held by a local farmer who purchased the major portion about ten years ago.
He explains this retained section has been leased and farmed by the neighbour for cropping and sheep grazing and this relationship can probably be continued by the buyer, if desired.
He notes "I am now eighty years of age and living in South Australia; so I only get over to this holding infrequently.
"it is for genuine sale to end our long term family ownership".
The property is held in three titles affording some subdivision potential.
The fencing is in generally sound condition and the main dividing fence was renewed in recent years.
Other attractions are a thirty metre (or 99 feet deep) bore that is equipped with a windmill that extracts stock water and supplies an adjacent dam and paddock supplies and is judged to be of drinking quality.
A Colorbond machinery shed was built a few years ago and has been expanded by a skillion structure which houses a shipping container for storage purposes.
Elders Real Estate's selling agent Dave Colvin notes that a small area of this section is equipped with basic facilities including a combustion heater.
"The vendor says it was designed and constructed to complement a caravan which he usually towed over to this property for a couple of days camping and also to provide some extra comfort."
Dave Colvin adds "that 296 Boorhaman East Road Norong offer is a well located, highly productive land holding with an attractive land form.
"I am expecting offers to be made at around $ per hectare equal to $ an acre as this is a long held property opportunity in a position that is an easily accessible, well located, with many established farm holdings adjacent.
"There is plenty of farming or multi enterprise potential on offer here, or as a lifestyle holding with some notable sites that could be selected for a home building project."
