Scale And Quality On The Banks Of The Mighty Humbug Creek

'Starsight' has long been regarded as one of the finest farms south of Condobolin in central west NSW. Combining scale, soil quality, reliability, and versatility, this outstanding property is being offered for sale by EOI allowing a new owner to prepare paddocks for the 2023 cropping season

The property is available for sale in two blocks or as a whole.
- Starsight - approx 6,137 acres
- Bogandillon - approx 1,324 acres

Located 50 linear km north of West Wyalong and 30 linear km south of Condobolin, 'Starsight' is an approx. 3,021 Ha (7,461acre) property, currently being run as a mixed farming operation. However, in recent years, the present owner has chosen to concentrate on livestock production with most paddocks being used for pasture production. The current enterprise mix includes a cattle herd, sheep flock and a small amount of cereal production. Several paddocks have been sown down to a lucerne/clover mix. It would not matter whether the new owner preferred livestock or crop production because 'Starsight' would be perfect for either production system. Most paddocks are large and clear of trees. Where trees do exist they are mainly on the edge of paddocks (treelines) or clumps around watering points.

In recent years, wheat crops on 'Starsight' have achieved yields of 5 tonnes or better, and the new owners of 'Starsight' will go into 2023 with a full soil moisture profile.

'Starsight' is mostly flat with large paddocks averaging approx. 200ha in size. However, there is some gently undulating country on the northern end of the property. The property is approx. 95% arable and has the picturesque Humbug Creek running down part of its south western boundary. The soils are principally red loams through to red and grey self mulching clays. Timber includes kurrajong, pine, rosewood, belah, wilga, myall box and redgum.

'Starsight' has a stock and domestic water scheme delivering reliable water across the property. As part of the Euglo Water Scheme, water is delivered to the property from the Lachlan River. As a backup, the property also has a very good dam system spread across the property. The average annual rainfall is 471mm (Burcher rainfall station) spread evenly across the year.

A special feature of 'Starsight' is the 536ha (1,324 acre) block which runs into the Bogandillon swamp. Although most of this block is currently underwater, in more normal years it provides an abundance of feed mainly consisting of medic clover. It can also be used for summer cropping and is famous for growing award-winning wheat crops on the swamp bed when inevitable dry years occur. The Bogandillon block will be available to purchase as a stand alone block.

Infrastructure and features across the property include the following;

- 3 bedroom brick homestead with 2 bedroom barn and garage
- All steel sheep yards
- All steel cattle yards
- Machinery shed with workshop
- Modern 4 stand woolshed
- 270 tonne of grain storage
- Second set of sheep yards
- Second machinery shed
- Water scheme
- 40km from the Calleen GrainCorp site
- Main Condobolin West Wyalong Rd is close by
- Good to excellent fencing throughout
