What is Tenants in Common?
The entire lot of land is not formally subdivided, it is 80 plus acres of land which has been divided up into different size lots which are allocated to different owners. This lot is 3.3 acres. The lots are part of a plan held by council so they know who owns what. As the title is only one the rates are managed by Barron Tax to ensure we all get a bill for the correct amount based on what we own, they also ensure all owners pay, Barron Tax collect the monies and pay the council on our behalf.

Current owner does have a mortgage with ANZ, please note due to the title banks require a min 20% deposit.

Important Update 31/1/24: I have been advised by Mareeba Council as the home has been built to council standard and all approved by council it is highly likely council will approve an application for Sub-division. Due to solicitors advising our buyers not to buy the property due to it not having set boundaries (tenants in common) I have been forced into preparing an application for sub-division. Please note: the value of this property will increase in-line with similar homes in the area once we have sub-division approval in place. I am still open to offers prior to gaining sub-division approval at current asking price if someone can see the potential for sub-division and increased equity.
