In 2004 I had a dream of converting 30 acres of paddocks into a wonderful garden and grazing land, with a beautiful historical house on it. International living has intervened but the bones of this vision are evident. I'm now looking to pass the baton to someone else with the creativity to take it to its full potential.

The property has an alluring rural serenity elevated on a softly sloping hill in a valley with sweeping views of the sunrise and nestled by sheltering forest at the rear. We planted trees in 2004 that are now beautiful mature assets to the setting. There is a fenced olive grove with approx 20 shrubs, a mixture of Manzanillo and Corregiola varieties, all suited to local conditions and self-supporting.

Fifty-plus established lemon gums line the sweeping driveway past the large dam and up to the historical house. A fenced area between the house and the dam would be useful for an irrigated orchard. Other trees have been dotted around the property to add shelter and shade.

There is a large and deep dam that has always had water no matter what the challenges of the seasons over the past 20 years. To supplement this we installed several large and small water tanks.

Utilities are not connected yet. We have used a home-built composting loo and there is an OzziKleen wastewater treatment system which only requires connection.

There are sheds, a shipping container and a series of brick pillars as part of a potential garden wall foundation. The Edwardian era house was moved from Williamstown prior to our time and has been restumped with all concrete stumps. Building permits to complete to occupancy level were approved but have lapsed so the property is a perfect starting point for a new permit to complete the project. There is also a tiny house we call the 'lake house' which was built by a master carpenter when the dam was at its lowest point in the early 2000s. It was completed as a studio in 2012 and has overreaching joists for use with planks to help external painting, which is due to be done again now. A short clean up project would bring this back to accommodate stays. There is a garage/shed near the entrance, nearby a shipping container, and a carport/roof structure at the rear of the property as well as the house and 'lake house'.

This property certainly sets the imagination running!

Ideally positioned a 15-minute drive from the town of Maryborough, which has four large supermarkets, a hospital, businesses and services to fulfill all your needs.
