Set in perfect privacy on the Bulga Plateau is this water secure slice of paradise. Just 7 minutes from the sleepy hamlet of Elands and the world famous Ellenborough Falls, 45 minutes from Wingham and its convenience stores, and 4 1/2 hours down to Hornsby.

The story up to now. First time in the market in 52 years it has generated enormous interest. A total of 228.2 ha it comprised of 3 fully titled blocks. Lot 3 , ( which is now sold), was a large house block of 264 acres with the existing homestead and infrastructure. It includes a convivial comfortable 3 bedroom cottage largely built from native tallowwood. Please note the roof needs some TLC (paint or replace) but it remains functional and replacement has been priced in.
It has wide wrap around verandahs, tank water (18000 liters) and a septic system. It has a modern and professionally installed off-grid solar power system. Mobile phone reception is available at the homestead the owner uses "Starlink" for internet access. In addition there is a near new professionally constructed 10 x15m 'Fairdinkum" brand shed
in a 3 bay configuration, two bays lock up and are fully insulated with a concrete floor.

The two remaining available vacant blocks are both over 100 acres each with a building entitlement. Block 1 being 118 acres and block 2 (presently under offer) being 172 acres, both have stunning house sites.

The whole property is exceptionally well-watered, with two branches of the Bulga creek trisecting it. The southern branch has never been known to stop flowing while the northern branch only known to stop once in living memory. In addition the vendor notes, with no habitation up-stream the water is pure and can be used straight from the creek. He calls it "Happy Water" excellent for home brewing. He also advises some very large yabbies' have been pulled from the creek and trout have been sighted. There are numerous unnamed waterfalls and swimming holes on the Bulga including inside the properties eastern boundary on Lot 1. Lot 1 has exceptional biodiverse qualities and accordingly has restricted Zoning for logging but the spectacular Bulga Falls are just downstream off this property. If you enjoy a bushwalk its an easy reach for a wonderful experience.
Because of the abundance of water access across the whole property (for cattle), there are no constructed dams. Notwithstanding this, multiple excellent sites exist if the need arose or were considered desirable for aesthetic reasons.

Approximately 3/4 of the property is heavily timbered and is registered as Private Native Forest. Timber production from selective logging has generated very handy income for the vendor's family over the past 50 years. We are advised that some country in the NE (on Lot 2) will be ready for harvesting within approximately 48 months and significant yields from selective logging can be expected in years to come.

A significant portion of the arable land has previously been planted to corn and potatoes with excellent results. The vendor advises the remaining country has in days past, been used for grazing dairy and beef cattle.

On Lot 2 there is an significant private quarry providing very handy access to shingle and stone ideal for maintaining the extensive forestry trails both within and surrounding the property. These trails make it a horse rider's paradise and heaven for dogs. If you're into hunting there are deer sited frequently.
