Uniquely Designed Family Home on 622m2

Only 500m (10min) walk to the Nielson Beach; walking distance to the Surf Club, seafront playground, off leash dog park, RSL and Shopping Centre. Stroll to the Bargara cafes & restaurants, or you could drive! Ride your bike on the Esplanade bike trail and enjoy living at the beach in Bargara.

This home has been designed from a different perspective of angles - every room has taken advantage of having an angular design which seems to make all of the areas feel much bigger. All walls have a VJ on the bottom with a wainscoting strip and plain gyprock on the top half finished with a 4" cornice.

The property has two living areas with a formal lounge which opens on the left of the Home Entry, it has two fans; air conditioning and designer blinds on all the windows. The flooring in this room is a neutral carpet. Great views from all windows which shows lovely garden space or outdoor living.

The kitchen is bright and a central access point to all parts of the home. It is, for it's angular design a very spacious kitchen - it has double fridge capacity, a very large pantry, wall cupboards are ceiling high, has a combination of doors and draws. The breakfast bar overlooks the dining area and casual living area. The kitchen also has access to the formal living area; has entertaining window servery and easy access through double sliding doors to the outdoor area. The kitchen has a microwave cavity, stainless steel wall oven, glass cooktop and a Bosch Stainless Steel dishwasher.

The open living area hosts the dining area and the casual living space - has two fans, air con and a skylight - and has double sliding doors to another outdoor area beyond the dining space.

The outdoor living area is huge and has several seating areas - two dining tables, a couple of bar spaces, a cozy corner for lounge area, and it is topped off with a hammock under the pergola area. The main undercover area has an exposed aggregate concrete floor and under the pergola is a nice deck which leads to the front a small tidy garden space and to the rear a lawn space and fruit tree and to the rear of the property with a little lawn and clothes line.

Bedrooms The master bedroom which is to the back of the property is very large, the WIR is almost 1.5m x 2.9m; the ensuite is large - the walk in wet shower is 1m x 1.5m and there is a large corner spa. The angles make everything seem bigger. This bedroom also has double sliding doors onto the undercover outdoor area.
Carpet,

Bedroom 2 & 3 are similar in size Queen size rooms, both have double sliding door robes and one also has a study nook. Again they have lovely scenery aspects from the windows. Carpet floors & fans in both rooms. The 4th bedroom is near the front entry, again due to the angular design is a large room and has plenty of room for bed and desk; and it has a two door wardrobe. Carpet & Fan in room.

Main Bathroom has large shower, deep separate bath and vanity. Toilet is in adjoining room. Laundry Large room with sliding doors to the outdoor reader lawn and clothesline, and has a couple of useful hanging rails for drying.

Storage: The two door pantry is huge, there is a broom cupboard near the kitchen and the access to the double garage, the linen press near the laundry is a Walk In with a large amount of shelving. Outside there is another secure storage room. There is also a garden shed tucked into the corner to host the mower and other gardening tools etc.

The Double Garage: is a double tilt door and fully lined. In addition to access directly to the home there is also access to the south side garden space via a security screen door. There is a window for light and breeze should you wish to use the garage as a workshop at any time.

Potters Garden - a gardener's indulgence - decking floor and a potting bench and shade cloth overhead gives you the perfect place to put your green fingers to the test. Easy access to this space comes from the double sliding doors near the dining setting and the small outdoor area.

There is no doubt that every inch of this property has been utilised with the layout of the home on the block and the position of the rooms. It is certainly unique but in a great way. The current family have 'grown and flown' and it's a regretful sale by the owners to downsize. They absolutely love the location being so close to the beach, walking to shops etc.

Bundaberg is only 10-15 mins drive and has all the amenities of a large regional area hosting a population of 102K+, including 3 hospitals, railway, airport and lots of shopping areas. Bargara has a local primary school and many private & public high schools located in and around Bundaberg.
