A Departure Fee is payable to the Operator and is calculated on your Ingoing Contribution (the price you PAID for your home). This fee is calculated on a daily basis to a maximum of 30% after five years of occupancy, as follows:
Year 1 - 10%
Year 2 - 5%
Year 3 - 5%
Year 4 - 5%
Year 5 - 5%
Share in Capital Gain
You will also share in any capital gain when you leave our Community. A capital gain occurs where the next Resident of a home pays a higher Ingoing Contribution than the former resident of that home. Any capital gain is shared as follows:
You receive 70%
The Operator receives 30%
Please note:you DO NOT share any Capital Loss(that is, if the next Resident pays a lower Ingoing Contribution than the former Resident).
The fortnightly recurrent charges are cost recovery only, and full details are provided to all residents annually. These recurrent charges cover your rates, water rates, building and Public Liability insurances, our 24/7 emergency call system, 24/7 on-call staff, operating expenses for the village bus, repair and maintenance to your home and items that we have provided in your home, and common area building and grounds. You pay for your own phone/data, electricity, and home contents insurance. These recurrent charges increase in line with annual CPI adjustments, and are finalised in consultation with our Residents.

An Independent Valuer is contracted every year to provide current valuations for each of our homes.
