Located approx 50 linear km north west of Griffith and 32 linear km north of Carrathool, 'Springdale' is a highly developed 296.86 hectare cotton irrigation farm. This small farm punches way above it's weight in terms of productivity and efficiency and could easily be converted into a horticulture/tree farm or an intensive livestock operation.

Approx. 260 hectares has been laser levelled into 10 fields to 'best fit' grades with an average grade of 1:2000 and a max grade of 1:5000. The average field size is 25 hectares, with the largest field being 36 hectares. The balance of the property consists of roads, channels a homestead, workers cottage, and sheds (working area).

Water Entitlements:

Included in the sale of the property are the following water entitlements;

- 1,503 Murrumbidgee Irrigation Delivery Entitlements (the right to use the channel & a
potential enhancement from the company e.g. 2% extra allocation).

- MIL General Security water entitlements available for purchase at market rate.

- 258 ML Murrumbidgee Supplementary Water.

The water is delivered to the farm via a Murrumbidgee Irrigation outlet which has a maximum delivery capacity of 60 ML per day on automation.


Irrigation Layout:

There is approx 260 hectares laser levelled for gravity fed row cropping. A full recycle system for tail water flows to a central point where a John Deere diesel lift pump (renewed in 2016) with a 500 mm impeller has the capacity to pump 40 ML a day. The pump is set up to operate remotely for on/off pumping from the lowest point on the farm.

All fields are watered with the use of siphon irrigation (siphons can be negotiated to be included in the sale). The John Deere lift pump is a fixed asset and is included with the farm sale, as are the concrete infield pipes and all of the water delivery and drainage infrastructure.

Homestead:

The main homestead is a 260 sqm four bedroom house, circa late 1960's which was renovated in the late 1970's early 1980's and more recently with renovated bathrooms, the kitchen and laundry in 2014. The house comprises of 4 bedrooms, a kitchen and dining area, a lounge and family room, two bathrooms, an office and a verandah. The house is set in established gardens which provide shelter and shade. There is also a vegetable patch incorporated into the garden and a six car garage.

Workman's Cottage:

A well built 130 sqm double brick house circa 1985 provides excellent accommodation for either a permanent worker or seasonal employees. The house comprises of three bedrooms, a kitchen and dining area, one bathroom, a lounge, sleep out area and a verandah.

Workshop and Shed:

- 310 sqm steel and timber frame workshop with concrete floor and electricity connected.
- 315 sqm steel and timber frame hay/machinery shed with earth floor. Three water tanks
connected.

House Dam and Proposed Water Scheme:

A small house dam supplies garden water to the houses. The dam is filled via the channel system using a pump. A pressure pump supplies both houses with water.

There is currently a proposal to connect the farm to the pressurised Gunbar Water Scheme to provide a permanent pressurised water supply from the Murrumbidgee River.

Further Information:

'Springdale' is situated on the Carrathool Rd which is an all weather bitumen road. Both the Goolgowi and Griffith school buses run past the front gate. A well maintained gravel road runs from the front gate down to the homestead and sheds.

The Rivcott Cotton Gin is 45km (34 min) south of 'Springdale'. The vendors own fully paid shares in the Gin and are prepared to give first offer on those shares to the successful purchaser of the property.

There is currently 195 ha of dryland barley sown and this crop can be potentially negotiated to be included in the sale.

There are two blocks reserved for cotton and these paddocks will be hilled in preparation for the 2020/21 cotton season.

'Springdale' is being offered for sale by a two stage Expression of Interest process. The first stage will run until 10.00 am on Tuesday 8th September 2020 and will seek non-binding offers by interested parties. Stage two will be a period of price discovery and negotiation between the vendor and interested parties with the end result being the acceptance of a fully binding offer by the vendor.
