Settled by the Strachan family in 1920, the holdings are located in the tightly held irrigation district of Calivil, approximately 60 kilometres north of Bendigo and approximately 65 kilometres south-west of Echuca.

Soil types include highly productive Yarrawalla Fine Sandy Loam through to fertile Mologa Red and Grey Loam soils which lend themselves to intensive summer/winter cropping rotation. Irrigation development is based around 74 hectares of laser levelled irrigation bays with good fall on "Calpine Ridge' and 45 hectares of laser levelled irrigation, also with good fall on 'Lairds'. 65% of the irrigation outlets are AWMA automation with the remainder a mix of slide outlets and Black Brute pipe with rubber flaps. All in good working order. Irrigation water is supplied via the Pyramid Channel No.1 that bisects the holding in an east-west direction.

There are 5 Goulburn Murray Irrigation access points accessed directly from the GMW backbone channels system with high flow capacity that range between 16 to 21 megalitres/day (3 on 'Calpine Ridge' and 2 on 'Lairds'). Both properties have centrally located recycle points that can reticulate re-use irrigation water around the holding. In addition to the irrigation, 'Calpine Ridge' has a shallow bore licence that provides stock and domestic water.

Delivery Share - 'Calpine Ridge' has a delivery share of 3.56 megalitre, while 'Lairds' has a delivery share of 2.53 megalitres.

The property has an excellent central laneway system linking both properties which is ideal for ease of management and movement of livestock. The property is divided into 52 main paddocks (30 on 'Calpine Ridge' and 22 on 'Lairds') with stock troughs provided to all paddocks. There are a number of native timber shelter belts and an area of mature Black Box trees in the south-western corner providing excellent stock shelter.

The property features four road access points and good stock proof fencing throughout.

Improvements on 'Calpine Ridge' include a 3 bedroom cottage in fair condition with detached single garage, 19 aside double-up dairy with automated cup removers, 9,200ltr 'Barry Brown' milk vat with auto wash, feed system, 500 cow holding yard with adjoining AI facility, 8m x 22m machinery shed, 8m x 18m calf shed and 9m x 18m hay shed.

Improvements on 'Lairds' include a circa 1950's rendered 3 bedroom homestead with tile roof (not currently occupied), excellent cattle yards with loading ramp and crush along with a disused 6 a-side low line 'Herringbone" dairy and basic stock shedding.

'Calpine Ridge' and 'Lairds' has been carefully nurtured and developed by the Strachan family who have been in this district since 1920 and is now offered for genuine sale due to retirement plans.
