This should never be a heavily guarded secret. Vendors should be given this information upfront, and prices quoted should always include GST- Marketing and floor plan: iPhone photos are unacceptable. Every property should have quality photos and a floor plan. Do not let agents skimp on this. Ever - Advertising: every property, whether for rent or sale, should have a quality description attached to the ad. If a vendor is paying extra for advertising and marketing, they should receive copies of the actual invoices for the ads, not just a statement from the agent- Fees for property management: just what do the 'admin fees' and 'postage fees' cover and why do you need to pay them every month?- The Licensee: in some cases, people selling their homes or renting them out never even meet the Licensee. Don't you want to meet the Licensee if you're about to hand over thousands of dollars to their agency? Even rentals can often generate thousands of dollars in revenue over the years to agents. Licensees need to treat vendors and landlords like the serious clients they are- Open for Inspections: we went to an OFI where the guy did not even ask our names! He didn't take any details and we walked around the house on our own for 15 minutes, so there is no proof we were ever in the house. True story. Check that your agent is doing their due diligence when it comes to OFI's. Also, you have the right to ask the question - why is there only one person conducting an OFI while random strangers walk around my home and belongings?- 'We create competition amongst buyers': agents love using this term when they are trying to get your business. Often, they are just playing the market using your home while holding out for higher offers to get a better commission rate- Extra commission for a higher selling price: Wait - isn't the agent supposed to be the expert here and know the estimated selling price already? Are they quoting you a lower price so that you can then pay them more when it sells for the real estimated price? This happens a lot in the Sydney market, so please beware!- The real value of your home: often, agents tell you that your home is worth more, in order to win the business, then the stress is on you when you don't sell for months, have to hold a heap of open for inspections and your property moves further and further down the list on internet portals, quickly becoming old news - to potential buyers and even to the agent, as they quickly start to lose interest in your home - Agency Agreements: please check the fine print before signing. Some agreements make you give 90 days notice which means if you don't give notice the day after you sign, you are now stuck with the agency for at least 180 days! We want to change the industry by empowering vendors with knowledge of their rights, BEFORE they sign with any agent.
