Sure Property is the answer for savvy real estate sellers and buyers. Home sellers can rest easy knowing their valuable property asset is in the hands of an agent with 28 years’ experience. You will be dealing with the Principal Licensee and business owner – not personal assistants, associates or newcomers to the industry. Buyers have the assurance of knowing they are dealing with a “straight-shooter” and someone who has been around long enough to give advice based on knowledge and experience.Sure Property Principal, Les Moriarty, began selling real estate in October, 1993, after a successful career in journalism and publishing. He received a Rookie of the Quarter award after his first three months with a major franchise group on Brisbane’s north side. An owner of two award-winning offices with that same major franchise; a member of an elite group of the company’s top 10% of salespeople; formally recognised as Queensland’s No. 1 property auctioneer in 2011 and runner-up to Australia’s most highly awarded auctioneer ever in 2013 … Les Moriarty’s achievements in the property industry are many and noteworthy. However, Les is the first to say the true star of real estate is never an agent or a company. It is the property the agent is entrusted to sell.“Being chosen as the marketing agent for any property, no matter the price tag, is an absolute privilege no agent should ever take for granted,” he says.“No one can sell someone a property they don’t like. The property will always sell itself to the buyer who appreciates its features and benefits and feels it offers fair value for money. The agent is there to provide assistance and advice to the seller and buyer, and help bring about a meeting of minds between two parties.”Les says the job of a real estate agent has never been easier. Which is why property sellers should be wary of paying their agent too much.“When I started out nearly three decades ago, you might sit in an office for many hours hoping and praying someone would walk in. Then, when you were lucky enough to have a real buyer in front of you, you would get out your listing book, leaf through dozens of properties and select five or six to show the buyer. You then drove the buyer around for an hour or two, or three or four, depending on how keen you were to make a sale. If you were lucky, you sold the buyer a property after one such outing. More often, you might repeat the process the next day with a different selection of properties. “Today, with the internet and technology, buyers have fairly much chosen the properties they want to see and expect to buy before they contact the agent. Most buyers come to open homes and if they want a private viewing, they will normally nominate one or two properties they want to see. Selling real estate today is a breeze compared to 30 years ago.”Les says Sure Property offers an unbeatable commission/marketing package to home sellers. “We will always beat another deal and our service is second to none,” he promises.
