With the lithium mining boom taking off, now is the time to get into the WA market before prices go up again. At its height this house could have sold for $390,000, but I hesitated because of my former great tenants, so $360,000 with the future in mind, will be a bargain. I currently have new tenants on a six month lease. They are paying less rent to help maintain and improve the house.

This extended 4 bedroom brick and tile family home, sitting on 814 m2 of land on a corner block with park opposite, primary school 5 minutes down the road, and train station close by, has 2 living rooms, utility room, storeroom/workshop, covered patio and fair sized, partially paved, fenced garden with 2 sheds. Located in the R25/40 zone in this up and coming area which has had a lot of money spent on infrastructure over the last 10 years, the house could be a home, investment rental or developed.

It is located in Armadale's "Golden Triangle" area beneath Mt Nasura (but with none of the same fire risks) and is less than 5 minutes to drive to Armadale town centre and Armadale Hospital. The pleasant town of Kelmscott is about the same distance away, and the hill village of Roleystone is also comparatively close. Schools and amenities such as Armadale’s recently developed shopping complex, Champion Lakes, a public swimming pool, riding schools and more are all close by.

The best part of being in the Golden Triangle is access to the delights of the hills which start to rise just 5 minutes up the road, with their farms, vineyards, art galleries, dams, restaurants, hotels, cafes and miles of national forest to explore.

With improved road systems, Armadale is no longer too far out of Perth or Fremantle with it only taking close to 1/2 hr to drive to both, as well as the nearest lovely beach south of Fremantle, complete with a park with bbq, cycle tracks and jetty for fishing along with the pelicans :)

What you do get with Armadale though is much more for less money and that's why the area will always hold strong.

Up until 2016, the house had the same wonderful tenants for nearly 13 years who looked after it as their own, doing landscaping and home renovation work on a continuing basis, repainting the home a number of times, putting in new carpet, polishing floorboards and generally maintaining it to a high standard.
I just spent close to $4000 sorting a gum tree and overgrown palm, and $1500 on changing drainage pipes from clay to pvc.

There has been no pest activity in the house whatsoever over all the years, with annual inspections.

If you want to buy in an area that will always be attractive to first home buyers and people wanting more for less money, then this well presented and preserved house in the Armadale/Kelmscott area, on land that can be developed, is definitely the one.
