LOCATION
33 km north west of Collarenebri via the Angledool to Collarenebri Road (24 km) and Willis Road (9 km). It is 60 km south east of Lightning Ridge and 90 km south west of Mungindi.

AREA
6,981 hectares (324 hectares cultivated and sprayed 28th April 2021).

DESCRIPTION
A mix of soils being approx 60% better black/grey country & 40% red soil, suitable for cultivation & grazing. The soil types vary from better quality black, some higher sand ridges country being a small area running through the property & higher softer red & red ridges. The black country comprises coolibah & Mitchell & the red country being box, pine & sandalwood + some areas of carbeen, pine & wilga on the sand ridges.

Currently not fully developed. There are 324 ha black cultivation, could be utilised for cash or fodder crops. The red country would be best suited to fodder style crops. The balance is all grazing country. There is approx 2,023 ha to 2,428 ha of red timbered scrub type country.

RAINFALL
Approximately 450 millimetres per annum.

ACCESS
Access is by Willis Road which is earth formed and then mostly formed gravel, Angeldool to Collarenebri Road. Access to the buildings is basic track and would be subject to wet weather.

WATER
Domestic water is supplied from rainwater tanks & a large dam. There is an electric pressure pump which pumps water to the house & yards. Capped & piped bore is connected to a tank at the house & connected directly to the house.
Stock water is supplied from 15 earth dams, capped & piped (Eight Mile Bore Scheme), 27 troughs, connected to 21 x 22,000L tanks.

FENCING
Subdivided into 11 main paddocks & smaller holding paddocks. The fencing overall is stock proof and has been setup for the current cattle operation.

IMPROVEMENTS
Good set of steel cattle yards and 3 x 50 tonne silos. The homestead is negotiable.
