"Heritage Park" - Iconic Bathurst Accommodation & Function Centre on 334ac*

Heritage Park has the capacity to sleep 220 people, has a licenced restaurant and large areas, suitable for a multitude of functions, such as weddings, conferences, school camps and reunions. While the accommodation is basic, it offers a very affordable alternative, in a quiet and beautiful rural setting. The native and introduced animals add another dimension, particularly for young visitors.

The villa-type units are self-contained, presenting an opportunity to tap into the ever-expanding Bed and Breakfast market.
The golf course has been a little neglected, since Covid struck but could easily be revamped in its current format or developed into a championship course to serve Bathurst and beyond.

History

Heritage Park Bathurst, has been operating as an educational facility for over 40 years. However, in a former life, as Rossmore Park, it housed thousands of European migrants after World War Two, where the adults were taught English and the children received a general school education.

Many New South Wales residents remember visiting the facility as school children, when it was known as the Sheep and Cattle Drome and seeing many types of native and exotic animals. The animals were trained to enter the main auditorium and assemble in an allocated position, under the name of each animal. Shearing and lamb marking were a favourite with the children and teachers alike, as well as hand-feeding the many types of animals.

Under the Heritage Park banner, the Sheep and Cattle Dome still exists but many additional educational functions have been added to the repertoire. Prior to Covid 19 the facility undertook Aboriginal education and training and still conducts Planetarium Shows, with a university professor enthralling the attendees with his knowledge and slide show.

• Heritage Park is a fully functioning educational and accommodation centre but has huge potential for further development. The wide variety of short-term accommodation can be seen in the following pages but the property also benefits from an approved Development Consent, , granted in 2018, subject to Conditions, allows for various forms of improvements to the property. The Consent permits the development of 107 relocatable-home sites, a caravan park and camp sites, cultural and learning centre, sporting fields and an 18 hole golf course, with clubhouse
• The site represents an excellent land-bank option, being situated approximately 4 kilometres from residentially zoned land, with new housing estates opening constantly.
• Given its history, the property could be further developed into a tourist facility, capitalising on the Rossmore Park heritage of the World War 2 army training camp and post-war immigrant village.
• Heritage Park has excellent water security, with 2 dams, a bore and access to council's Winburndale Dam.
