A colossal rock sits on the open-plan, upper-floor living-dining-kitchen area of the beautiful Berowra Waters house, and forms a striking wall feature in a lower-level multipurpose room.

Agent Andrew Searle of Belle Property Wahroonga says not much is known about the rock that gives the luxurious property at 22 Coba Point its name, but its commanding presence guided the design.

On a peaceful peninsula where the Hawkesbury River meets Berowra Creek, the home is only accessible from the water. Residents around here park at the local marina and putt-putt their way to their private boltholes.

The new owner can jump in their boat and meander to the marina, about 10 minutes away. From there, it is a one-hour commute to Sydney.

“It stays really cool in summer,” he says. “You get the breezes off the river. You could even turn it into a games room.”

The Berowra Waters property comes with a boat.

Searle says about 40 per cent of the Berowra Waters population are permanent residents. However, the peaceful location and secluded access make the home an appealing weekender.

Unsurprisingly, it is popular with holiday renters. 

“A lot of people do holiday leases,” Searle says. “When the property is vacant, they’ll come and spend time here themselves, on the weekends and public holidays. And a lot of people who do live on the river might still travel to the city for two or three days of work per week.”
