A rustic shack and 3.64-hectare plot in the Victorian Goldfields has hit the market for just $199,000, but buyers will need to bring their own toilet to the makeshift property.
The land owners used the shack as a weekend home for nearly 30 years, says listing agent Kate Ashton of Maryborough Ballarat Real Estate.
It has a makeshift kitchen and shower, but there’s no toilet or any distinct bedrooms.

Although 19 Smiths Road is up for sale as vacant land, the shack is connected to power, which Ashton says is unusual for a block of land in the area.
“[The shed] is not a dwellable property, but this is a rural living zone and the local council would most likely look favorably on somebody putting in the correct permits to build their country property here,” she says.
Ashton says the land offers a prime opportunity for someone to build their dream country home.
“They can really decide on what sort of building they have there; it’s very affordable to have this much land for under $200,000. It is just amazing.”
The agent says that, even without building a new home, the current setup is ideal for someone with an RV or caravan looking for a weekend retreat and somewhere to park their vehicle.
The plot is located in Bealiba, a small town in the Central Goldfields Shire and Shire of Loddon. The local amenities include a post office, a pub and an art gallery at the train station.
“The main reason why people would come to [Bealiba] is to go bike riding or even go out on walks,” Ashton says.
She says the closest township is Dunolly, which is around 15 minutes away and has a population of around 800.
“It’s got a butcher and a baker but no candlestick makers,” Ashton says. “It has galleries, cafes, sporting facilities and amenities, which is great.
“You’re still within an hour from Bendigo and a little over two hours from Melbourne.”
