Embrace the Murrumbidgee River with this rural block of Land!
This lifestyle block (Lot 22 /DP 751838) of 40 acres (16.2 hectares) offers frontage to the western side of the Murrumbidgee River, providing the new owner with an opportunity to immerse themselves in nature and create a weekend getaway.
The property is your own piece of the Clear Range mountains. The block is an unusual shape being a long oblong shape only around 135 meters wide and approximately 1.8 Kms long, its heavily timbered bushland with undulating to steep country, a great hideaway to relax and rejuvenate. Enjoy all the opportunities that the mountains and river can offer such as bushwalking, bird watching, fishing or canoeing. Your family and kids will just love spending time here.
The block does not have building approval or qualify for a building entitlement, has no buildings or infrastructure and no fencing, power, water or sewerage in this area. There is scope and space however to potentially set up an unapproved shed or weekender.
Access to the block (which is on the WESTERN side of the river) is via a Crown road off Lawler Road, Michelago across a shallow ford over the Murrumbidgee river (subject to water levels) the block is adjacent to the crossing on the western side. Alternatively (if the river is too high) access is via Smiths Road south of Tharwa ACT through the mountains. A large 4-wheel drive vehicle is essential and required for access through either direction.
Note: Both these access roads are controlled by LOCKED gates, so inspections are via appointment only.
