A $305 million building site is for sale on ‘billionaire island’

A half-built trophy home two doors down from Amazon boss Jeff Bezos has hit the market for over $300 million. 

The construction site is located on Indian Creek Island, a man-made island in Florida home to some of the most expensive real estate in the United States. 

Nicknamed ‘billionaires’ bunker’, the gated community counts US investor Carl Icahn, political advisor and US President Donald Trump’s daughter Ivanka Trump, and Bezos among its residents. 

The building site at 7 Indian Creek Island Road hit the market yesterday with a price tag of $US200 million ($305 million), the Wall Street Journal exclusively reported.

The mansion owners are cosmetic surgeon Dr Aaron Rollins and his wife, real-estate agent Marine Rollins. 

If the property achieves the asking price, it will be the most expensive sale on Indian Creek Island to date. 

The current record is held by a two-acre patch of grass that was snapped up earlier this year for around $US110 million ($169 million). 

The listing by Coldwell Banker Realty describes 7 Indian Creek Island Road as an “architectural masterpiece” at “one of the world’s most coveted addresses”. 

In its current state, the house is a shell that still needs windows and doors. 

When completed, the house will be an opulent 2590-square-metre limestone mansion with a hair salon, movie theatre and party room. 

Outside, the nearly two-acre block will boast a swimming pool and dock for yachts.

Sales agent Jill Hertzberg told The New York Post buyers could choose to complete the current build or start their own project. 

“The framework is there. But you could take that down and do whatever you want,” The Post quoted Hertzberg as saying. 

The new owners will be one of less than 41 families that call Indian Creek Island home. 

The gated community has its own police force, marine patrol and golf course. 

Indian Creek Island made headlines last year when Bezos, the world’s third-richest man, bought three properties in quick succession for a combined $US237 million ($348 million).
