A storybook come to life is an apt description for our very own Toad Hall on Macs Reef Road in Bywong, a magical setting now looking for new owners to write the next chapters.

Annie Gregg says it will be a wrench to leave the eight-hectare property that she has lavished with so much passion for the past 23 years.

“It’s going to be like losing a member of the family – this place has a soul of its own, you can feel it,” she says.

“But I have to do it, it’s time to move on and let some lovely new people enjoy this fairytale setting.”

The house and garden are a tribute to Annie’s determination that began with finding the home in an almost derelict condition and with next-to-no garden.

“It was about 15 years old at the time, and there were even animals roaming through it,” she says.

Annie set herself a new project every year to bring the home back and to fit it into her ideal of a perfectly designed landscape.

Set well back from the road and harboured by a thriving stand of trees, the three-bedroom home is perfectly positioned with a northerly aspect and expansive views across the Gundaroo valley.

The home has picture-perfect proportions and is reminiscent of a English country bed and breakfast. A steeply pitched roof, exposed beams, period windows and light fittings and recycled window frames and doors create character that produces an indefinable spirit the visitor can feel.

“It’s a home for all seasons and every room, every nook and cranny has a special characteristic,” Annie says.

“It will appeal to a wide range of people – from families to those who want to run a bed and breakfast retreat.”
