The owner of this stately guesthouse is hanging up her hospitality shoes and has placed the successful business on the market.

The listing of the seven-bedroom, four-bathroom property opens an opportunity for lifestyle buyers to secure an established business in the popular tourism spot of Braidwood, or make the historic house their home.

Selling agent Kelly Allen, of Luton Properties Manuka, says an astute buyer could take the Cowper Street guesthouse to the next level by operating it year-round as a B&B.

“There aren’t many accommodation options in Braidwood and this is a business that currently runs well as a guesthouse, but it also could be operated as a full B&B enterprise, with a manager or owner on site,” Allen says.

The home’s country charm, quality fixtures, fireplaces, butler’s pantry and spacious eating areas would make it an appealing venue to host events such as Christmas in July or wine appreciation dinners, Allen says.

“It’s a business that would suit a person who enjoys meeting people, wants to move to the country and have an income,” Allen says.

“Braidwood is close to the coast, Canberra and Sydney so it’s likely to attract someone looking for a tree change.”

The three-level home was built in 1859 and has been structurally renovated by its current owner, who bought the property in 2001.

It’s a 500-metre stroll from Braidwood’s bustling main street, making it well situated as a guesthouse.

The property is on a 3700-square-metre block and features a formal lounge room with fireplace and bay window, living room and sitting rooms with fireplaces, library, dining room and galley kitchen.

Other features include a spa room, courtyard, landscaped gardens and separate studio/office space and garage.

Number 51 Cowper Street, Braidwood, is on the market for $729,000. Phone Kelly Allen on 0466 632 696. Inspect: Saturday, 11-11.30am.
