Constitution Avenue in Campbell continues to reinforce its credentials as a blue chip commercial precinct that’s now home to thousands of employees.

Strategically located between Civic and Russell, Constitution Avenue is bordered by the new Campbell 5 development and big government departments like ASIO.

The Cresswell is a relatively recent addition to the strip and a 252 square metre office space is now available on level 1 of the building, next to the soon-to-be-completed head office of developer, Hindmarsh.

Agent David Grimmond, of Civium Property Group – Commercial, says it is the last available office space in the building.

“There’s not going to be anything else like it for some time,” he says.

“It’s a good-sized space and would suit a wide of range of professional services.”

Grimmond says there are fitout options for a potential new tenant.

“It’s presented as a cold shell, but Hindmarsh is willing to negotiate an upgrade to a partial fitout,” he says.

“Commercial tenants will enjoy all the contemporary amenities of modern buildings like end-of-trip facilities including bike racks and showers.”

The Creswell also houses 52 residential apartments and ground floor wining and dining options including local pub, The Pedlar, and brekky favourite, Teddy Picker’s.

The address offers a tenant an unique opportunity to leverage the significant business activity of the area. It’s directly opposite the new ASIO headquarters which houses more than 4000 employees among a broader employment base of some 10,000 people within a short walking distance.

Grimmond says The Cresswell was one of the first new developments on Constitution Avenue.

It sits on the corner with Creswell Street, directly across from the Campbell 5 mixed use development which will boost the precinct with some 600 apartments, commercial retail and office spaces, serviced apartments and a luxury hotel.

The completed Campbell 5 precinct will be further defined by grouping businesses categories in different zones.

Family dining options will be in one area while hotel, restaurant and bars will be in another. Retail shops such as butchers and bakers will be located separately from business services such real estate agents and financial planners.

Upon completion, the Campbell Park 5 development will contain more commercial space than the Kingston foreshore precinct.

Residents, employees and visitors will be able to easily walk to the city, Lake Burley Griffin, the Australian War Memorial and surrounding parks and walking/cycling tracks.
